Bathroom resealing in Rora

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. If you are dealing with splits where the tray meets the wall and shrunken sealant along the back of a worktop, we can help, on shower trays & enclosures, baths and basins & vanity units alike.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Keeping the joints in good condition

Aftercare is simple:

  • Never pick at the silicone with a blade
  • Dry worktop joints after washing up
  • Run the extractor fan during and after every shower
  • Keep an eye on the corners, where splits start

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Rora homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Whether the job is in Rora itself or nearby, the right material for each joint matters as much as a neat finish. In and around Rora, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Rora questions

Is Rora within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do bathroom resealing in Rora?

Yes. Our work covers the whole of Scotland, and Rora is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

How we quote for bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • The product the joint needs
  • The amount of work
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • If someone has resealed it before
  • How we’d reach the joints
  • The rough size of the job
  • Where the job is, and your postcode

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

The process

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for a single bath or shower. Around Rora, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions
  • Move anything stored near the joints

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

How the job changes by surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Why act early in Rora

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Around Rora, water from a failed joint in an older stone home can soak into timber and plaster.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
