How we handle bathroom resealing in Kirktown

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you have water escaping at the shower enclosure and lumpy, uneven sealant from a DIY attempt, we can put it right, on shower trays & enclosures, basins & vanity units and wet rooms alike.

For a place like Kirktown, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

There’s a 12-month guarantee on every job, whatever its size.

How the visit works

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a morning or an afternoon for most single baths and showers. For a place like Kirktown, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Let us know about parking restrictions
  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children

Advice

Kirktown questions

Will you come out to Kirktown?

Yes, Kirktown is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do bathroom resealing in Kirktown?

Yes. We work across all of Scotland, and Kirktown is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Look for lifting corners and small gaps now and then
  • Wipe up water along the back of the worktop
  • Never pick at the silicone with a blade
  • Keep bottles off the sealant line

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Failed grout lines across the wall
  • Water coming from the plumbing rather than the joint
  • A cracked shower tray or bath (that needs repair or replacement)

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Bathroom resealing in Kirktown: local notes

Kirktown is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Kirktown, as everywhere, bathroom resealing is only as good as the preparation behind it. In the older streets around St Fergus Parish Church and Churchyard, older homes can move a little, which is hard on rigid grout and tired sealant.

Kirktown is about 4 miles north-west of Peterhead, in Aberdeenshire. What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The product the joint needs
  • The number of rooms or windows
  • Mould in or behind the old joints
  • Working hours on commercial sites

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • A few pictures by email, if you can
  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • The type of property

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Why it’s worth doing now in Kirktown

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. In a place like Kirktown, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What the job involves on each surface

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.
