Glazing silicone near Rora

Glazing silicone for homes and businesses in Rora

Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We find the joint that is letting water in and renew it, and if it’s something sealant can’t fix, we’ll tell you. If you’re dealing with black or yellowed silicone on glass joints and cracked silicone between glass panels, we can put it right.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wipe the screen down after showering
  • Avoid strong solvents on or near the sealant
  • Don’t use a blade near the sealant
  • Check the gutters above the glazing for debris

Keep conservatory gutters clear, so water drains away from the joints. Blocked gutters can push water where it shouldn’t go.

A leaking shower screen may not show at first. It can damage the floor or the ceiling below long before you see it.

Windows and doors in Rora

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Whether the job is in Rora itself or nearby, the right material for each joint matters as much as a neat finish.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Failed flashing around a conservatory
  • Rotten or badly damaged frames
  • Glass that needs replacing

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

How the visit works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most jobs. Outside jobs in Rora need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Preparing for the visit

  • Tell us about any water getting in
  • Mention if the joints have been sealed before
  • Let us know about parking restrictions

Questions from Rora

What guarantee comes with glazing silicone in Rora?

All our work, in Rora and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Is Rora in your area for glazing silicone?

Yes. We work across all of Scotland, and Rora is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Is a special sealant needed for glass?

We use a neutral-cure glazing silicone that suits the glass and frame. Shower screens get anti-fungal silicone.

Where are you based?

We work from Crawley. We cover Rora and the rest of Aberdeenshire.

Can you reseal the base of a glass balustrade?

We can, if the base joint is sealed. Send us pictures and we will take a look.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Do you need glazing silicone in Rora?

Dirt and grease stop silicone sticking. Where the joint wasn’t cleaned and degreased the sealant may lift within a few years.

Any of these means the joints need attention:

  • Drips on the inside of a conservatory window
  • Silicone pulling away from the glass
  • Leaks where conservatory glass meets the frame
  • Cracked silicone between glass panels

Around Rora, as everywhere, glazing silicone is only as good as the preparation behind it.

What the job involves on each surface

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. When it splits, water can get into the frame.

Glass-to-glass joints

Where two panes meet, the silicone joint takes all the movement. The bead needs to be tidy and fully bonded.
