Glazing silicone for homes and businesses in Keyhead
We do not replace glass and a misted double-glazed unit needs a glazier. Our work is the sealant joints, which is where many leaks start. If you are dealing with shower screens leaking along the wall or tray and conservatory leaks at frame and glazing joints, we can help.
Mastic can only go onto a dry joint, so outside work in Keyhead depends on the weather. Let us know about access to every frame, including any upstairs.
All our work comes with a one-year guarantee.

Why deal with it now?
Glazing joints need a sealant made for the job. A general-purpose tube may not bond well or may react with the frame, so we use neutral-cure glazing silicone. In a place like Keyhead, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What happens on the day
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for most jobs. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We trace the leak and confirm it’s a sealant joint.
- We remove the old sealant carefully.
- We clean the glass and frame so the new silicone bonds.
- We lay the new bead and tool it smooth.
- Each joint is checked and, where possible, water-tested.
Preparing for the visit
- Clear items away from the joints we’re working on
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children

Advice
Frames and glazing around Keyhead
Keyhead is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Around Keyhead, as everywhere, glazing silicone is only as good as the preparation behind it.
Keyhead is about 7 miles north-west of Peterhead, in Aberdeenshire. Across the AB42 area, our applicators can take on glazing silicone. Our Aberdeenshire coverage runs to 161 places, Keyhead among them. There’s also a page for Aberdeen, roughly 31 miles from Keyhead.
All of AB42 is covered for glazing silicone, from the main roads to the quietest streets. If you’re just outside Keyhead, we cover Kirktown (3 miles south-east), St Fergus (3 miles south-east), Rora (3 miles south), Inverugie (6 miles south) and Downiehills (6 miles south). Common questions in Keyhead
Can you do glazing silicone in Keyhead?
Yes, Keyhead is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Is glazing silicone in a coastal place like Keyhead any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.
Where are you based?
Mr Mastic is based in Crawley. We cover Keyhead and the rest of Aberdeenshire, along with the rest of our area.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
What sealant do you use on glazing?
A glazing-grade silicone is best. We use neutral-cure glazing silicone and anti-fungal silicone in wet areas.
Do you work for letting agents?
Yes. We work for householders, landlords, letting agents, businesses and hotels.
Can I add another job to the visit?
Yes. Just list everything you need and you will get one quote.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
What we’re called out for in Keyhead
New silicone over old silicone will not bond. Many failed joints we see have been topped up rather than cut out leaving a path for water.
Keep an eye out for any of the following:
- Failed joints on frameless glass
- Silicone pulling away from the glass
- Water escaping where a screen meets the wall
- Sealant that was laid over old silicone and failed
Whether the job is in Keyhead itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- How the surfaces are prepared before sealing
- The length of the guarantee
- How the colour is chosen
- Is the old sealant removed completely?
When something else is needed
A few problems are outside what sealant work can do:
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
- Glass that needs replacing
- A frame that needs repairing or replacing
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.
Surfaces we seal
- Glass-to-frame joints
- Shower screens
- Rooflights
- Glass-to-glass joints
- Conservatory frames
- Glass balustrade bases
How to look after the new joints
To keep the joints looking good and working properly:
- Keep scrapers and blades away from the silicone
- Check the silicone on glass every year or so
- Stick to mild cleaners on glass
- Act on drips or damp patches early
Keep conservatory gutters clear, so water drains away from the joints. Blocked gutters can push water where it shouldn’t go.
Conservatory leaks rarely stay small. Water travels along the frame and into the wall, so get it looked at when you first see it.
