How we handle sand mastic in Longside

Traditional burnt sand mastic blends with stone and brick surrounds. It suits period and listed homes, where modern sealant can look out of place. Typical jobs include mastic worn away on windows facing the weather and window mastic to renew ahead of painting, on sash and case windows, period & listed homes and stone surrounds.

Mastic can only go onto a dry joint, so outside work in Longside depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Common problems we fix in Longside

Timber frames move with the seasons. The movement cracks the mastic over time.

Any of these means the joints need attention:

  • Gaps where the frame meets the masonry
  • Wind and rain getting in round a sash window
  • Tired mastic found when preparing windows for paint
  • Mastic round period door frames that has failed

For an older house near a landmark such as Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Why it’s worth doing now in Longside

An open joint round the frame lets weather in. Left, water can reach the timber and the wall so renewing it early protects the window. In an older home around Longside, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Sand mastic in Longside: local notes

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In and around Longside, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Broken panes
  • Decisions on consent for listed homes
  • Sashes that rattle, stick or will not open

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

The process

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a few hours per window, depending on the condition of the joints, depending on the amount of work. Outside jobs in Longside need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions

Your questions about sand mastic in Longside

Is sand mastic in Longside guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Is Longside within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can old silicone round a sash window be swapped for sand mastic?

Yes. The silicone is cut out and the joint cleaned, then point it with sand mastic.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Where do you work from?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Get any rot dealt with first
  • Keep sills and gutters clear so water drains away
  • Look over the window mastic once a year
  • Sort the mastic before the decorators arrive

Do not run silicone over the new mastic. If anything cracks, get it looked at rather than patching it.

Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens.

What affects the cost of sand mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • When we can work, for business premises
  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

When you contact us, these details help:

  • What’s wrong with the joints now
  • Pictures of the joints, sent by email
  • The rough size of the job
  • Whether it has been sealed before

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
