Sand mastic near Fetterangus

Sand mastic for homes and businesses in Fetterangus

Sand mastic suits most period window surrounds. Newer frames usually get a flexible sealant instead, and we will talk through which suits your home. If you have modern sealant on a period surround and open joints round the window box, we can help.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Every job is covered by a one-year guarantee, wherever you are in Aberdeenshire.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Decisions on consent for listed homes
  • Damaged stone surrounds
  • Timber that has rotted

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

Surfaces we seal

  • Timber door frames
  • Period & listed homes
  • Sash and case windows
  • Brick reveals
  • Stone surrounds
  • Tenement windows

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Ask the planning authority about consent for listed or conservation-area homes
  • Inspect the joints round the windows every year or so
  • Do not run silicone over sand mastic
  • Have rotten timber repaired before new mastic goes in

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Do you need sand mastic in Fetterangus?

Over the years, sand mastic weathers. It dries out, cracks and loses its grip from the frame or the masonry.

These are the problems we are asked about most:

  • Old cement repairs round a window that have failed
  • A silicone bead on a sash window that spoils the look
  • Mastic dropping out of the joint
  • Cracked mastic round a front door frame

For site and facilities teams at buildings such as Peterhead Academy, larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • How much experience the applicator has
  • What insurance they hold
  • How hidden problems are handled
  • When the joint can take water or movement

Our hiring checklist

Leave it or put it right?

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic suits the building and finishes neatly against the masonry. Around Fetterangus, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

Your questions about sand mastic in Fetterangus

What guarantee comes with sand mastic in Fetterangus?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Fetterangus?

Yes. Fetterangus is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Which is right for my windows, sand mastic or modern sealant?

It depends on the window. On many period windows, sand mastic looks right and suits the building, while modern frames normally get a flexible sealant.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do I need permission for sand mastic on a listed building?

Your local planning authority is the one to ask. They’ll tell you if consent is needed.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

How long does the job take?

It depends on the size of the job, but as a guide it takes anything from a few hours to a full day, depending on how many windows. We’ll tell you when we quote.

Sand mastic in Fetterangus: local notes

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as Fetterangus Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What the job involves on each surface

Stone surrounds

Sand mastic sits naturally against stone. The finish blends with the masonry.

Tenement and terrace windows

Upper-floor windows need access planning. Tell us the height and we’ll confirm what’s needed.

How the visit works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours per window, depending on the condition of the joints. For a place like Fetterangus, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each surround and agreeing the joints to renew.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints
