Sand mastic in Old Deer

Sand mastic in Old Deer

Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder, applied by hand. On period homes, it looks right where silicone wouldn’t. We work on sash and case windows, timber door frames and stone surrounds, and people most often call us about tired mastic found when preparing windows for paint and mastic round period door frames that has failed.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Period and listed homes

Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.

Stone surrounds

Stone openings are rarely perfectly straight, so the gap isn’t the same all the way round. We shape it by hand to follow the stone.

What happens on the day

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours per window, depending on the condition of the joints, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Clear the area around the work
  • Mention if the joints have been sealed before

Advice

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Have rotten timber repaired before new mastic goes in
  • Avoid heavy scraping on the mastic joint
  • Find out about consent before window work on a listed home
  • Renew mastic before redecorating the windows

Avoid sealing over the mastic with silicone. If anything cracks, get it looked at before trying a quick fix.

Sound mastic protects the frame. Once it fails, water can sit against the timber, which can lead to rot.

Old Deer homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Homes close to St Drostan's Episcopal Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in. If you look after a building such as Mintlaw Academy, its window and door frames need their mastic kept sound, just like a home’s.

What we cannot put right

We will not take on work that won’t last, so these are the limits:

  • Decisions on consent for listed homes
  • Broken panes
  • Sash cords, weights and draught-proofing of the sashes

Old Deer questions

Can you do sand mastic in Old Deer?

Yes. We work across all of Scotland, and Old Deer is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Is there a guarantee on sand mastic in Old Deer?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Can landlords and businesses book you?

Yes. We work in homes, commercial premises and hotels, and we are fully insured.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can I paint the new mastic?

The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we will talk you through it.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

What affects the cost of sand mastic

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • A few pictures by email, if you can
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • If someone has resealed it before

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
