How we handle window mastic in Inverugie
Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that can’t flex, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. If you are dealing with old mastic that has gone black or come away and white mastic on grey or black frames, we can put it right.
In and around a place like Inverugie, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

The process
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a few hours for a few frames, or a day or more for a whole house, depending on the amount of work. Outside jobs in Inverugie need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.

Advice
Signs you need window mastic in Inverugie
Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.
Most people get in touch when they notice something like this:
- Mastic that has split away from the wall
- Cracked sealant at the sill ends
- Water coming in at the bottom corners of a door
- Draughts coming in around windows and doors
Whether the job is in Inverugie itself or nearby, the right material for each joint matters as much as a neat finish.

Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Your questions about window mastic in Inverugie
Can you do window mastic in Inverugie?
Yes. Our work covers the whole of Scotland, and Inverugie is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Is Inverugie within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can resealing stop a draught around my window?
Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
What does window mastic cost?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
Can you do upstairs windows?
Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
How long does it take to reseal the windows on a house?
That depends on the number of frames, how they’re reached and the state of the old mastic. You will know the timing when we quote.
Why it’s worth doing now in Inverugie
The work is quick compared with the damage it prevents: it takes a morning for a couple of windows and a door. Wait for damp to appear and there may be plaster and decorating to sort out too. In a place like Inverugie, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

- A failed sealed unit that has misted up
- Broken hinges, locks or handles

- Patio & French doors
- Timber windows & doors
- Aluminium frames
How the job changes by surface
Timber windows & doors
Soft or rotten wood can’t be sealed successfully. If we find rot, we’ll tell you before going ahead, as that is a job for a joiner.
Aluminium frames
Coated aluminium needs a compatible sealant. We use a neutral-cure product.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Avoid blasting the frames with a pressure washer
- Walk round the house once a year and look at the joints
- Keep paint off silicone joints
- Wash the frames with mild soapy water
Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.
Frames and glazing around Inverugie
Inverugie is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In and around Inverugie, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
