How we handle sand mastic in Inverugie

Silicone on a period window often looks wrong and doesn’t suit the building. Sand mastic is the traditional choice and we can swap the silicone for it. We work on brick reveals, sash and case windows and timber door frames, and the jobs we see most are tired mastic found when preparing windows for paint and mastic round period door frames that has failed.

Outdoor sealant needs a dry surface, so window work around Inverugie is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Big or small, you get the same 12-month guarantee.

Your questions about sand mastic in Inverugie

Is Inverugie within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Does living near the coast affect sand mastic in Inverugie?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can sand mastic be painted?

It’s traditionally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

How long does sand mastic take?

That depends on how much there is to do, but as a guide it takes a few hours per window, depending on the condition of the joints. We’ll tell you when we quote.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

What guarantee comes with the work?

There’s a 12-month guarantee on every job, sand mastic included.

Common problems we fix in Inverugie

Timber swells and shrinks with the weather. The movement cracks the mastic little by little.

The most common problems we see are:

  • Tired mastic found when preparing windows for paint
  • Mastic worn away on windows facing the weather
  • Draughty sash windows at the surround
  • Old sand mastic that has cracked, crumbled or fallen out

Whether the job is in Inverugie itself or nearby, the right material for each joint matters as much as a neat finish.

10 questions to ask before you book

What sand mastic looks like in Inverugie

Inverugie is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

In and around Inverugie, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What affects the cost of sand mastic

We quote each job individually. This is what makes a difference:

  • Any mould that needs treating
  • When we can work, for business premises
  • The type of sealant required
  • Whether old sealant or filler has to be cut out

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What to tell us for a quote

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work and send you a clear quote.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What sealant work cannot fix

To be straight with you, there are a few things sealant will not fix:

  • Whether work needs listed building consent
  • Cracked or broken glass
  • Timber that has rotted

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Sash and case windows
  • Stone surrounds
  • Tenement windows
  • Brick reveals
  • Timber door frames
  • Period & listed homes

What happens if it’s left?

Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours per window, depending on the condition of the joints from start to finish. Outside jobs in Inverugie need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints

Advice

Aftercare tips

Aftercare is simple:

  • Look over the window mastic once a year
  • Avoid heavy scraping on the mastic joint
  • Make sure water runs off the sill
  • Plan mastic work ahead of painting

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.
