External mastic for Kirktown homes and businesses

How we handle external mastic in Kirktown

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. We work on concrete & block, copings & trims and joints between brick and frames, and people most often call us about water getting into walls through failed joints and sealant that has lost its bond to the brick or render.

External sealant needs dry surfaces, so outdoor work around Kirktown is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

All of our work is guaranteed for twelve months, in Kirktown and everywhere else we cover.

What we cannot put right

A few problems are outside what sealant work can do:

  • Loose or hollow render, which needs re-rendering
  • Adding movement joints to masonry that has none
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints
  • Façade panels
  • Joints between brick and frames
  • Concrete & block

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep high-pressure jets off the joints
  • Keep water from gutters off the wall
  • Make sure movement joints aren’t pointed over
  • Look over the joints every year, ideally after winter

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

How the job changes by surface

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so the movement is taken up.

Render joints

Water behind render can lead to blown patches. Resealing the joints early keeps water out and helps it last.

What happens on the day

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

FAQs for Kirktown

Do you cover Kirktown for external mastic?

Yes. Our work covers the whole of Scotland, and Kirktown is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

Is external mastic in a coastal place like Kirktown any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

Can you seal joints between render and window frames?

Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

Can you reach joints on upper floors?

It depends on the building. We work on joints that can be reached safely. Give us some details and we will confirm the access.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across Aberdeenshire.

Walls and rooflines in Kirktown

Kirktown is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

When to call us in Kirktown

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

Keep an eye out for any of the following:

  • Weathered mastic that no longer stretches
  • Joints with sealant missing in places
  • Panel joints letting water in
  • Gaps where render, brick and frames meet

Homes close to St Fergus Parish Church and Churchyard include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • How the surfaces are prepared before sealing
  • Whether all the old sealant comes out first
  • Which sealant they’ll use, and why

What affects the cost of external mastic

We quote each job individually. These are the things that affect it:

  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • The size of the job
  • Whether the work is at height

Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
