Walls and rooflines in Downiehills

Downiehills is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Around Downiehills, as everywhere, external mastic is only as good as the preparation behind it.

About our external mastic in Downiehills

A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. We work on façade panels, render & cladding joints and copings & trims, and people most often call us about water getting into walls through failed joints and failed seals between different materials.

External sealant needs dry surfaces, so outdoor work around Downiehills is planned around the weather. Let us know about access to every wall and roofline.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Leave it or put it right?

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. In a place like Downiehills, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Do you need external mastic in Downiehills?

Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.

Keep an eye out for these signs:

  • Plants rooting in failed movement joints
  • Gaps where render, brick and frames meet
  • Joints where the bead has come unstuck
  • Rigid filler in a joint that should flex

Whether the job is in Downiehills itself or nearby, the right material for each joint matters as much as a neat finish.

10 questions to ask before booking

Your questions about external mastic in Downiehills

Is Downiehills in your area for external mastic?

Yes, Downiehills is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Is external mastic in a coastal place like Downiehills any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Do you have insurance?

Yes. Full insurance covers our work.

When is the sealant fully cured?

It depends on the product and the temperature. Before we leave, we will tell you the cure time.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

Do you work for landlords and businesses?

Yes, often. We can quote for several properties at once.

Is it OK to fill a movement joint with cement?

No. Rigid materials can’t move with the wall and the joint fails. If it has already been filled, we can normally cut it out and reseal it.

How we quote for external mastic

Jobs vary more than people expect. The main factors:

  • Any mould that needs treating
  • Whether the work is at height
  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Roughly how big the job is
  • Whether it’s a home or a business
  • The address or postcode of the job
  • What’s wrong with the joints now

If you are in Downiehills and need external mastic, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before any work starts.

How it works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Outside jobs in Downiehills need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Make sure movement joints are not pointed over
  • Wash walls gently around the sealant
  • Keep soil, plants and ivy away from the joints
  • Ask before painting over external sealant

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Once a joint cannot move, the wall finds another way, normally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

What we cannot put right

Before booking, it’s worth knowing the limits:

  • Failed render or damaged cladding panels
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracks in the bricks or render themselves, away from the joints

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
