How we quote for external mastic

There’s no set price list, because jobs vary so much. The quote depends on:

  • The size of the job
  • Mould in or behind the old joints
  • When we can work, for business premises
  • The product the joint needs

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • A few pictures by email, if you can

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.

About our external mastic in New Pitsligo

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint does not stand out. We are often asked to deal with joints with sealant missing in places and damp patches traced to an open external joint, across façade panels, joints between brick and frames and render & cladding joints.

External sealant needs dry surfaces, so outdoor work around New Pitsligo is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

A one-year guarantee comes as standard.

Common questions in New Pitsligo

Do you cover New Pitsligo for external mastic?

Yes. We work across all of Scotland, and New Pitsligo is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is external mastic in New Pitsligo guaranteed?

All our work, in New Pitsligo and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Are you fully insured?

Yes. We’re fully insured.

Should I point up the gap in my brickwork?

No. Rigid materials can’t move with the wall and the joint fails. Where a joint has been mortared, it can often be raked out and sealed properly.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

How long does external mastic take?

A typical job takes a few hours for a handful of joints, longer for a whole elevation, including preparation and clearing up. We will confirm how long when we quote.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first.

Common problems we fix in New Pitsligo

Using the wrong sealant is another common reason. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, and it tears off the sides.

Any of these means the joints need attention:

  • Panel joints letting water in
  • Movement joints with cracked, split or missing sealant
  • Rain getting behind render or cladding at a joint
  • Joints where the bead has come unstuck

Around New Pitsligo, as everywhere, external mastic is only as good as the preparation behind it.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Cracks in the bricks or render themselves, away from the joints
  • Walls that need new movement joints cut into them
  • Damp that is not coming from the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Façade panels
  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints

Leave it or put it right?

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together. In an older home around New Pitsligo, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What you get with us

  • 20+ years of sealant experience
  • We leave the area clean and tidy
  • Homes, businesses and hotels
  • You choose the colour before work begins

How the job changes by surface

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod coloured to suit the wall.

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

New Pitsligo buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Homes close to St John's Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
