External mastic near New Leeds

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Point out the joints to other trades
  • Look over the joints every year, ideally after winter
  • Leave the joints unpainted unless we’ve said otherwise
  • Get split or bare joints resealed while the damage is small

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

How we handle external mastic in New Leeds

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint does not stand out. If you are dealing with rigid filler in a joint that should flex and joints with sealant missing in places, we can help.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

A 12-month guarantee comes as standard.

Common problems we fix in New Leeds

Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.

Look out for these signs:

  • Failed sealant between panels on a façade
  • Weathered mastic that no longer stretches
  • Rigid filler in a joint that should flex
  • Weeds or debris growing in open joints

In and around New Leeds, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • When the joint can take water or movement
  • Which colour the sealant will be
  • Which sealant they’ll use, and why
  • Who turns up on the day

Our hiring checklist

New Leeds: your questions answered

Do you cover smaller places like New Leeds?

Yes, New Leeds is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What guarantee comes with external mastic in New Leeds?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Are you fully insured?

Yes. We are fully insured.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

If you manage several properties in or around New Leeds, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

Outside joints around New Leeds

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Homes close to Church and Manse include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

The process

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the building in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we are working on
  • Let us know about parking restrictions

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Loose or hollow render, which needs re-rendering
  • Cracking across the wall rather than at a joint
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels
  • Concrete & block

Leave it or put it right?

Water gets in through a failed movement joint and can run behind render or cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • Trusted Arbo and Everbuild sealants
  • Homes, businesses and hotels
  • Anti-fungal sanitary silicone in wet areas
  • Every job guaranteed for a year

  • The size of the job
  • Access and height
  • Mould in or behind the old joints
  • Working hours on commercial sites

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
