Your questions about external mastic in Fordoun

Can you do external mastic in Fordoun?

Yes. We work across all of Scotland, and Fordoun is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Is Fordoun within the area you cover?

Yes. Fordoun is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for letting agents?

Yes, we do. We work in homes, commercial premises and hotels.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Do you seal joints where cladding meets other materials?

Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

Do you guarantee your work?

Yes. Every job comes with a 12-month guarantee.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

What’s an expansion joint in brickwork?

Most straight vertical gaps in brickwork are movement joints. It gives the wall room to move, and it should be sealed with a flexible sealant.

External mastic in Fordoun

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the joint doesn’t stand out. We are often asked to deal with gaps where render, brick and frames meet and rain getting behind render or cladding at a joint, across concrete & block, façade panels and joints between brick and frames.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the bricks or render themselves, away from the joints
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints

Why it’s worth doing now in Fordoun

Sealing over the top of old mastic doesn’t hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why us?

  • Homes, businesses and hotels
  • We never seal over old sealant
  • More than 20 years in sealant work
  • Full insurance on every job

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Tell anyone working on the walls about the movement joints
  • Never let anyone fill a movement joint with mortar
  • Avoid pressure-washing directly into sealant joints
  • Walk round the building once a year and look at the joints

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

What the job involves on each surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Concrete and blockwork

The face of concrete or block is often dusty, so preparation is key. We prime where the sealant needs it.

How we quote for external mastic

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Which sealant suits the joint
  • The old material and how stubborn it is
  • Whether the work is at height
  • How many rooms, windows or areas are involved

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • The problem you’ve noticed
  • The rough size of the job
  • Where the job is, and your postcode
  • A few pictures by email, if you can

There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.

Outside joints around Fordoun

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Around Fordoun, as everywhere, external mastic is only as good as the preparation behind it. Letting a property close to Laurencekirk station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation, including the tidy-up. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Keep children and pets away from the work area
  • Tell us about any water getting in
  • Tell us about access, such as stairs, a lift or high-level joints

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
