External mastic for Pitcaple homes and businesses

External mastic for homes and businesses in Pitcaple

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. Common call-outs are for hard, crazed mastic that has stopped moving and rain getting behind render or cladding at a joint, across concrete & block, render & cladding joints and copings & trims.

In and around a place like Pitcaple, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

All our work is covered by a one-year guarantee.

Honest limits

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Render that is blown, hollow or coming away
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Adding movement joints to masonry that has none

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from a few hours to several days, depending on the building. Outdoor work around Pitcaple depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

How to look after the new joints

After the cure time, these simple habits help:

  • Deal with leaking gutters that soak the joints below
  • Keep high-pressure jets off the joints
  • Show decorators and builders where the movement joints are
  • Don’t let climbing plants root in the sealant

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

Signs you need external mastic in Pitcaple

Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

The most common problems we see are:

  • Sealant pulling away from one side of the joint
  • Rain getting behind render or cladding at a joint
  • Gaps where render, brick and frames meet
  • Leaking joints around cladding and façade panels

If you let a flat or house near Inverurie station, outside joints that have cracked can let damp into a rental, so check them between lets.

I let a flat near Inverurie station. Can you help?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Can you do external mastic in Pitcaple?

Yes, Pitcaple is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you work at height?

That depends on the building and the joints. We work on joints that can be reached safely. Tell us about the building and we will confirm what access is needed.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Why do you put foam in the joint first?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

Where are you based?

External mastic in Pitcaple: local notes

Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In the older streets around Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Leave it or put it right?

Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
