New-build mastic & snagging in Pitcaple, Aberdeenshire
Professional new build mastic in and around Pitcaple, with every bit of old sealant taken out first and a 12-month guarantee.
- Cracked caulk along new skirting
- Sealant work across a run of new homes
- Shower seals failing in the first year or two
Aftercare tips
A little care helps the new joints last. We recommend:
- Clean sealant with mild detergent, not abrasives
- Open a window or run the fan after bathing
- Raise failed sealant with the developer while you’re covered
- Resist patching a failed seal with a tube from the DIY shop
Follow the cure time we give you before the area gets wet. Silicone is usually left for about a day to cure enough for use.
The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left in a busy bathroom.
How we handle new build mastic in Pitcaple
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you’re still within the builder’s snagging or warranty period, tell them first and if that stalls, we can do it. We work on show homes, windows & doors and bathrooms & en suites, and people most often call us about leaking shower tray seals in a new home and sealant work across a run of new homes.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Each job carries a 12-month guarantee, large or small.

How it works
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes a few hours for most snagging lists, longer for a run of plots. For a place like Pitcaple, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely, with no layer left behind.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.

Advice
When to call us in Pitcaple
A new house holds a lot of water from the build, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart.
If you can see any of these, it’s time to have the joints looked at:
- Frame joints opening as the plaster dries
- Skirting joints opening in the first winter
- Shower seals failing in the first year or two
- Smeared, uneven beads picked up at snagging
Around Pitcaple, as everywhere, new build mastic is only as good as the preparation behind it.
What your quote should include
- How the surfaces are prepared before sealing
- How long to leave it before use
- Whether you can choose the colour
- Is the old sealant removed completely?

What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Broken tiles or a split tray
- Leaks from pipes, valves or wastes, which need a plumber
- Structural cracks in walls or ceilings
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Yes. We cut out all the old sealant and clean the joint.
When is the sealant fully cured?
Cure times vary by product. We tell you how long to leave it before we go.
How long will you be here?
That depends on how much there is to do, but most jobs take a few hours for most snagging lists, longer for a run of plots. We will tell you when we quote.
Leave it or put it right?
Running a new bead over the builder’s sealant might look tidy for a few weeks, but it won’t bond to the old layer. A lasting seal starts with removing the old one completely. In a place like Pitcaple, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
Why choose Mr Mastic in Pitcaple
- White, clear, grey or another colour, product permitting
- Anti-fungal sanitary silicone in wet areas
- Domestic, commercial and hotel work
- Tidy, careful work
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
