Sand mastic for homes and businesses in Pitcaple
Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. We work on timber door frames, sash and case windows and period & listed homes, and common reasons people get in touch are cracked mastic round a front door frame and mastic dropping out of the joint.
Mastic can only go onto a dry joint, so outside work in Pitcaple depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
All our work comes with a one-year guarantee.

Why act early in Pitcaple
Before painting the windows, it pays to renew the mastic. Painting over failed mastic doesn’t seal it, and the new mastic is traditionally left unpainted. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Looking after it afterwards
After the cure time, these simple habits help:
- Renew mastic before redecorating the windows
- Leave the new mastic unpainted
- Get any rot dealt with first
- Ask the planning authority about consent for listed or conservation-area homes
Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Frames and glazing around Pitcaple
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
If you let a flat or house near Inverurie station, cracked sand mastic around sash windows lets in the draughts tenants complain about. If you live in an older home near Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

What affects the quote in Pitcaple
We quote each job individually. This is what makes a difference:
- The type of sealant required
- How easy the joints are to reach
- Any working-time requirements on site
- Whether old sealant or filler has to be cut out
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
What we need to know
Photos help, but a description is a good start. Please mention:
- How many joints, rooms or windows are involved
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- The address or postcode of the job
Every job is quoted individually, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job.
When it isn’t the sealant
To be straight with you, some problems need a different trade:
- Timber that has rotted
- Putty and glazing repairs
- Decisions on consent for listed homes
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
Where we work in Pitcaple
- Sash and case windows
- Period & listed homes
- Timber door frames
- Stone surrounds
- Tenement windows
- Brick reveals
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
