How we handle new build mastic in Chapel of Garioch
We never seal over a failed new-build bead. New silicone will not bond to old silicone, so the joint is cut out, cleaned, dried and resealed. Common call-outs are for sealant work across a run of new homes and leaking shower tray seals in a new home, across windows & doors, show homes and skirting & floors.
Around smaller Scottish places like Chapel of Garioch, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

What sealant work cannot fix
We won’t take on work that won’t last, so these are the limits:
- Broken tiles or a split tray
- Settlement cracks that need a surveyor
- Your warranty claim itself, which is between you and the builder
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What the job involves on each surface
Windows and doors
Draughts around new frames are often a sealant gap. We look at the joints and reseal where needed.
Plot handovers
Send us the schedule and any sealant specification and we’ll quote. Sealant work across the plot is covered as agreed.
What happens on the day
On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. Around Chapel of Garioch, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely, with no layer left behind.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
Preparing for the visit
- Clear the area around the work

Aftercare tips
After the cure time, these simple habits help:
- Don’t seal over failed sealant yourself
- Record problems with dated photos
- Get a leaking seal dealt with right away
- Check bath and shower seals every few months as the house settles
Do not stand on the bath edge or the lip of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.
Early snagging is easier snagging. Small faults turn into leaks if left.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Why act early in Chapel of Garioch
A quick bead over the top of the old sealant can look fine at first, but it cannot bond to what’s underneath. Taking it all out and starting again is the only way to get a lasting seal. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
