External mastic in Redcloak

External mastic for homes and businesses in Redcloak

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. We work on render & cladding joints, façade panels and copings & trims, and people most often call us about plants rooting in failed movement joints and old sealant gone brittle and cracked.

Outside joints can only be sealed when they’re dry, so work in Redcloak depends on the weather. Let us know about access to every wall and roofline.

All our work comes with our one-year guarantee, wherever you are in Aberdeenshire.

Different surfaces, different methods

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Make sure movement joints are not pointed over
  • Tell anyone working on the walls about the movement joints
  • Keep soil, plants and ivy away from the joints
  • Deal with leaking gutters that soak the joints below

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Signs you need external mastic in Redcloak

Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall.

Any of these means the joints need attention:

  • Gaps where render, brick and frames meet
  • Old sealant gone brittle and cracked
  • Rigid filler in a joint that should flex
  • Leaking joints around cladding and façade panels

Letting a property close to Stonehaven station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Redcloak questions

Do you work for landlords with property near Stonehaven station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Is Redcloak within the area you cover?

Yes, Redcloak is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What colours does the sealant come in?

The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. Exterior sealants come in a good range of colours.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

When will the joints need doing again?

It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year.

When is the sealant fully cured?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

Outside joints around Redcloak

Redcloak is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

In the older streets around Fetteresso Old Parish Church And Graveyard, the joints between older walls, newer extensions and the roofline need a sealant that can move. For site and facilities teams at buildings such as Mackie Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Cracked brickwork or render that needs a builder or plasterer
  • Subsidence or other structural problems
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Where we work in Redcloak

  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the building. Outdoor work around Redcloak depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Tell us if parking is tricky
  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit

Why it’s worth doing now in Redcloak

Resealing a run of joints in one go is usually better than patching one at a time. Joints of the same age tend to fail together, and access only has to be arranged once. In a place like Redcloak, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.
