External & façade joints in Cowie, Aberdeenshire
Professional external mastic in and around Cowie, with every bit of old sealant taken out first and a one-year guarantee.
- Moss and dirt in joints with no sealant left
- Sealant pulling away from one side of the joint
- Failed seals between different materials
About our external mastic in Cowie
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. If you are dealing with joints with sealant missing in places and movement joints filled with mortar instead of sealant, we can help, on copings & trims, façade panels and render & cladding joints alike.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
There’s a 12-month guarantee on every job.

Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Keeping the joints in good condition
So the new joints stay in good condition:
- Fix overflowing gutters above sealed joints
- Act on the first splits you see
- Walk round the building once a year and look at the joints
- Keep high-pressure jets off the joints
Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

How the job changes by surface
Render joints
Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.
Joints between dissimilar materials
Different materials may need different primers. We prepare both faces so the sealant bonds properly.
Walls and rooflines in Cowie
Cowie is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Letting a property close to Stonehaven station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. In the older streets around Chapel of St. Mary and St. Nathalan, older walls, gutters and the joints where extensions meet them need a flexible sealant.

When to call us in Cowie
The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.
If you can see any of these, it’s time to have the joints looked at:
- Movement joints filled with mortar instead of sealant
- Weeds or debris growing in open joints
- Joints where the bead has come unstuck
- Brick movement joints where the sealant has split
Managing a site like Mackie Academy? Then its movement joints, gutters and trims need looking after like any other building’s.

Cowie questions
I let a flat near Stonehaven station. Can you help?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Is Cowie within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you seal joints between render and window frames?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first.
Can you do several jobs on one visit?
Yes, we can. More than one area can be quoted together.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.
What do you need from me for a quote?
Let us know what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.
Do you use backing rod?
That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of joints, longer for a whole elevation. For a place like Cowie, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Let us know about parking restrictions
- For business premises, tell us about site rules or sign-in
- Let us know about earlier repairs to the joints

Landlord and commercial work in Cowie
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
What happens if it’s left?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. In a place like Cowie, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.
