Sand mastic in Redcloak

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

About our sand mastic in Redcloak

Across Redcloak, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. We are often asked to deal with draughts and rain around sash boxes and weathered mastic on the most exposed windows, on timber door frames, brick reveals and period & listed homes.

In and around a place like Redcloak, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

You get a one-year guarantee, the same in Redcloak as everywhere else we work.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a single window, longer for several, and the area is left clean. Around Redcloak, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The mastic is finished to sit tidily against the stone or brick.

Before we arrive

  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children

Different surfaces, different methods

Stone surrounds

We take care not to mark the stone while raking out the old mastic.

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.

Looking after it afterwards

So the new joints stay in good condition:

  • Take care around the mastic when scraping paint
  • Keep sills and gutters clear so water drains away
  • Don’t run silicone over sand mastic
  • Leave the new mastic unpainted

Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.

Frames and glazing around Redcloak

Redcloak is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Fetteresso Old Parish Church And Graveyard, the joint between an old wall and a newer frame is generally the first place rain gets in. Managing a site like Mackie Academy? Then its window and door frames need their mastic kept sound, just like a home’s.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Common problems we fix in Redcloak

Age is the main cause. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

The most common problems we see are:

  • Gaps round a timber door in stone or brick
  • Wind and rain getting in round a sash window
  • Cement or filler used on old window joints that has cracked
  • A silicone bead on a sash window that spoils the look

Letting a property close to Stonehaven station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Questions to ask before booking

  • Whether VAT is included
  • Whether you can choose the colour
  • When the joint can take water or movement
  • Whether they seal over old material or remove it

Our hiring checklist

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Whether work needs listed building consent
  • Sash cords, weights and draught-proofing of the sashes
  • Timber that has rotted

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
