Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Commercial sealant in Braemar: local notes

Private landlords in Scotland must meet the Repairing Standard, so landlords with several properties often need sealant work across them all.

Community buildings like Braemar Parish Church are part of the picture too: its kitchen and washroom sealant needs looking after like anywhere else.

Questions from Braemar

What guarantee comes with commercial sealant in Braemar?

All our work, in Braemar and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Will you come out to Braemar?

Yes, Braemar is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords and letting agents?

Yes. Between tenancies is a good time to reseal bathrooms and kitchens and several properties can go on one quote.

Do you offer different sealant colours?

In most cases you can choose. We will tell you which colours the right product comes in.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can new sealant go over the old?

No. The old sealant always comes out first.

What information do you need?

Tell us what needs doing and where, plus pictures if you have them. If we need more, we will ask.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

The process

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to several days, depending on the number of rooms. For a place like Braemar, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by looking at the rooms and agreeing what’s needed.
  2. We agree when we will work, with early or out-of-hours slots where they can be arranged.
  3. Areas are protected and the failed sealant removed.
  4. Once dry, every joint is resealed and tooled.
  5. Housekeeping or site staff are told when each area can be used.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions
  • Mention if the joints have been sealed before

Quotes for commercial sealant in Braemar

Your quote is based on your job. We look at:

  • Which sealant suits the joint
  • Any mould that needs treating
  • How easy the joints are to reach
  • When we can work, for business premises

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

What we need to know

When you contact us, it’s useful to know:

  • How we’d reach the joints
  • What’s wrong with the joints now
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode

Getting a quote is simple: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

When something else is needed

A few problems are outside what sealant work can do:

  • Extraction that is not working, which needs an electrician or ventilation contractor
  • Damaged sanitaryware that needs replacing
  • Fire risk assessments or certification

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Rental portfolios
  • Hotel bathrooms
  • Student & care accommodation
  • Retail & leisure sites
  • Welfare facilities
  • Office washrooms & kitchens

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we are called out for in Braemar

Shower trays and baths in busy buildings move more: people of all sizes, daily cleaning and constant loading. If a tray flexes, the sealant around it splits.

Look out for any of the following:

  • Shower leaks reaching the floor below
  • Repeated reseals that do not last
  • Washroom sealant that looks dirty however often it’s cleaned
  • Mouldy bathrooms flagged at a tenancy check

In and around Braemar, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint.
