Sand mastic in Braemar

Braemar: your questions answered

Can you do sand mastic in Braemar?

Yes, Braemar is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

What guarantee comes with sand mastic in Braemar?

All our work, in Braemar and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

How long does sand mastic take to harden?

It takes a while. It skins first and hardens fully later and we’ll give you an idea for your job.

How much does sand mastic cost in Braemar?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Which is right for my windows, sand mastic or modern sealant?

We will help you decide. Period homes often look best with sand mastic and newer frames suit modern sealant.

Do you have insurance?

Yes. We’re fully insured.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

About our sand mastic in Braemar

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. We’re often asked to deal with open joints round the window box and wind and rain getting in round a sash window, across sash and case windows, period & listed homes and stone surrounds.

Outdoor sealant needs a dry surface, so window work around Braemar is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What affects the cost of sand mastic

Call for a quick quote. What matters most is:

  • Access and height
  • The product the joint needs
  • The size of the job
  • The old material and how stubborn it is

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • Any access issues, like height or stairs
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking

For sand mastic in Braemar, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before any work starts.

How it works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a single window, longer for several. Around Braemar, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

Keeping the joints in good condition

So the new joints stay in good condition:

  • Get any rot dealt with first
  • Make sure water runs off the sill
  • Check with your local planning authority if your home is listed
  • Plan mastic work ahead of painting

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.

When it isn’t the sealant

Before booking, it’s worth knowing the limits too:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sash cords, weights and draught-proofing of the sashes
  • Cracked or broken glass

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

  • Sash and case windows

What sand mastic looks like in Braemar

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Homes close to Braemar Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Why act early in Braemar

A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic suits the building and finishes neatly against the masonry. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Signs you need sand mastic in Braemar

Timber swells and shrinks with the weather. The movement cracks the mastic over time.

These are the problems we’re asked about most:

  • Crumbling sand mastic round a window
  • Mastic worn away on windows facing the weather
  • Gaps round a timber door in stone or brick
  • Patchy fillers round a sash window

Around Braemar, as everywhere, sand mastic is only as good as the preparation behind it.
