Regrouting near Ballater

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

Regrouting in Ballater, done properly

Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. Our job is to rake it out and put new grout in and renew the silicone at the edges. We are often asked to deal with floor grout that has worn and darkened and discoloured grout on otherwise sound tiles, across kitchen splashbacks, wet rooms and bathroom floors.

Bathrooms in smaller places like Ballater work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

All our work is covered by a one-year guarantee, wherever you are in Aberdeenshire.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • A structure that flexes behind the tiles
  • Tiles that have come away from the wall
  • A leaking shower valve or waste

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Bathroom floors
  • Shower walls
  • Kitchen splashbacks
  • Tiled floors
  • Bathroom wall tiles
  • Wet rooms

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a shower enclosure, longer for a whole room, and the area is left clean. Somewhere like Ballater may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks

Advice

Ballater homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Questions from Ballater

Will you come out to Ballater?

Yes. Ballater is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you take on hotel work around Ballater?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

How long does the job take?

Most jobs take anything from a few hours to a full day, depending on the area, including preparation and clearing up. Your quote will say how long we expect yours to take.

Will the sealant be renewed as well as the grout?

Generally, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.

Do you have insurance?

Yes. We’re fully insured.

How soon can the shower be used after regrouting?

Before we leave, we will tell you how long to wait. Both the grout and the silicone need time to cure before they get wet.

How we quote for regrouting

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether the work is at height
  • How many areas need sealing
  • Which sealant suits the joint
  • The amount of work

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • How we’d reach the joints
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Do you need regrouting in Ballater?

Grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.

These are the problems we’re asked about most:

  • Splashback grout that has darkened
  • Shower grout that has worn away
  • Grout that makes sound tiles look old
  • Floor grout that will not come clean

If you live in an older home near Glenmuick Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before you book

  • How the colour is chosen
  • Who does the work, and how experienced they are
  • How long the guarantee is
  • Whether the sealant suits the joint

10 questions to ask before booking

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens if it’s left?

Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
