About our glazing silicone in Braemar

Cracked, stained or lifting silicone on glass spoils the look and lets water in. We remove it without scratching the glass or frame before the new bead goes in. If you’re dealing with leaks from the base of a shower screen and water tracking down the inner face of the glass, we can put it right.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Each job carries a 12-month guarantee.

How it works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for most jobs for a typical job. Outside jobs in Braemar need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Before we arrive

  • Clear the area around the work
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before

Quotes for glazing silicone in Braemar

The price is agreed before any work begins. It takes into account:

  • Access and height
  • Which sealant suits the joint
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Helping us quote

To make quoting easier, please include:

  • How we’d reach the joints
  • Photos by email, if that’s easy
  • The address or postcode of the job
  • What’s wrong with the joints now

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, email us at info@mrmastic.co.uk.

Surface by surface

Conservatory frames

Frame joints face sun and rain all year. Renewed sealant keeps water out.

Rooflights

Rooflight glazing joints are cut out and renewed. If the leak is from the roof around it, a roofer needs to look.

Why act early in Braemar

Leaks get worse, not better. Water can damage frames, walls, flooring and furniture, so it pays to deal with it early. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we will tell you before any work starts. It won’t solve:

  • Cracked or broken glass
  • Structural problems with a conservatory roof
  • Failed flashing around a conservatory

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Glass-to-glass joints

  • Rooflights
  • Shower screens
  • Conservatory frames
  • Glass balustrade bases

Windows and doors in Braemar

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Around Braemar, as everywhere, glazing silicone is only as good as the preparation behind it.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Avoid strong solvents on or near the sealant
  • Look over the glazing joints once a year
  • Get a new leak looked at quickly
  • Stick to mild cleaners on glass

Follow the cure time we give you before the joints get wet so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

Don’t leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.

What we are called out for in Braemar

Silicone won’t bond to a dirty surface. Where the joint wasn’t cleaned and degreased the sealant may lift within a few years.

It’s worth asking for a quote if you see:

  • Split or lifting silicone on glass
  • A quick top-up bead that didn’t last
  • Failed joints on frameless glass
  • Water tracking down the inner face of the glass

In the older streets around Braemar Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in.
