About our window mastic in Coylumbridge

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. If you are dealing with damp patches on the reveal after heavy rain and cracked internal joints between frame and plaster, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

You get a one-year guarantee, the same in Coylumbridge as everywhere else we work.

How we quote for window mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any mould that needs treating
  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

What to tell us when you ask for a quote:

  • The type of property
  • The rough size of the job
  • The problem you’ve noticed
  • Pictures of the joints, sent by email

Coylumbridge questions

Do you cover Coylumbridge for window mastic?

Yes. Our work covers the whole of Scotland, and Coylumbridge is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Is Coylumbridge within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you reach windows above the ground floor?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Keep drainage slots and sill grooves clear
  • Avoid blasting the frames with a pressure washer
  • Check the mastic once a year
  • Don’t use solvent cleaners on the joint

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Do you need window mastic in Coylumbridge?

Mastic ages in the weather. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

Any of these means the joints need attention:

  • Whistling draughts around closed windows
  • Damp patches on the reveal after heavy rain
  • Black, perished sealant on frames
  • Gaps where the sill meets the wall

Around Coylumbridge, as everywhere, window mastic is only as good as the preparation behind it.

Different surfaces, different methods

uPVC windows

We clean the frame edge carefully so the plastic isn’t marked, then the sealant goes in between frame and wall and tooled smooth.

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

What happens if it’s left?

Working on frames from a ladder with a sealant gun is not easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Frames and glazing around Coylumbridge

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Letting a property close to Aviemore station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
