How we handle fire rated sealant in Dinnet
Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That’s the part we focus on, one gap at a time. If you have damaged fire sealant left by other trades and gaps around pipes and cables through fire-resisting walls, we can help, on service penetrations, linear gaps and door frames alike.
In a smaller place like Dinnet, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What sealant work can’t fix
We will always be straight with you, so here’s what new sealant will not do:
- Openings too large for sealant, which need batts, boards or another system
- Assessing a building’s fire safety
- Sign-off of the building, which sits with building control or your assessor
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Pipe & cable gaps
- Flats & HMOs
- Door frames
- Plasterboard & masonry
- Linear gaps
- Service penetrations
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- File the fire-stopping record where your assessor can find it
- Never patch a fire seal with standard sealant
- Report cracked or damaged seals as soon as you notice them
- Check risers, ceiling voids and cupboards during building checks
File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.
Landlords, agents and businesses in Dinnet
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How it works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes from a few hours to a few days, depending on the number of gaps and the access, including the tidy-up. Somewhere like Dinnet may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Tell us about access, such as stairs, a lift or high-level joints
- Plan for the work area to be out of bounds to pets and children

Advice
Questions from Dinnet
Is Dinnet within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
How do Scotland’s building regulations apply to fire-rated sealant in Dinnet?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Do you do fire sealant around door frames?
Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself and we’ll tell you if we spot problems with the door.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Dinnet.
How long does fire rated sealant take?
That depends on the amount of work, but most jobs take anything from a few hours to several days, depending on how many gaps there are. We will give you a better idea when we quote.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Commercial buildings in Dinnet
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.
In and around Dinnet, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint. Community buildings like Dinnet Parish Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Leave it or put it right?
Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, and we work to the product details every time. Around Dinnet, water from a failed joint in an older stone home can soak into timber and plaster.
Combining jobs into one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.

How the job changes by surface
Linear gaps
Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
Flats and HMOs
Flats and HMOs rely on fire separation between homes and the common parts. We seal the gaps your assessor has identified, flat by flat if needed.
