Bathroom resealing for Dinnet homes and businesses

Bathroom resealing in Dinnet, done properly

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Dinnet. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on sinks & splashbacks, baths and kitchen worktops & upstands, and common reasons people get in touch are gaps where the bath or tray has moved and damp behind the bath or under the tray.

Bathrooms in smaller places like Dinnet work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Our work is backed for twelve months.

When it is not the sealant

Before you book, it’s worth knowing the limits too:

  • A leaking waste, trap or valve
  • Damage behind the tiles that needs a tiler
  • A bath or tray that moves because it is not properly supported

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Sinks & splashbacks
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths
  • Wet rooms

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What affects the quote in Dinnet

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • Access and height
  • The number and length of the joints

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What to tell us for a quote

When you contact us, it’s useful to know:

  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can
  • The type of property

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and send you a clear quote.

What we are called out for in Dinnet

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Any of these means the joints need attention:

  • A bead that has pulled away from the tiles
  • Water escaping at the shower enclosure
  • Gaps where the bath or tray has moved
  • Black spots spreading through the bead

If you live in an older home near Dinnet Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Before you book anyone

  • What preparation is included
  • Who does the work, and how experienced they are
  • Whether all the old sealant comes out first
  • Whether the sealant suits the joint

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.

The location, the problem and the rough size of the job. If you can, email a few photos.

Yes, regularly. Several properties can go on one quote.

Bathroom resealing around Dinnet

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear quote before work begins.

How it works

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before we start. The work generally takes a couple of hours for a single bath or shower. Somewhere like Dinnet may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
