Bathroom resealing near Tarland

What happens if it’s left?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. In a place like Tarland, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Why us?

Bathroom resealing in Tarland

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. If you are dealing with mouldy sealant that has gone black and two layers of silicone, both failing, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Every job comes with a 12-month guarantee, wherever you are in Aberdeenshire.

Tarland questions

Do you take on hotel work around Tarland?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you cover smaller places like Tarland?

Yes, Tarland is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Can you reseal around my kitchen sink and worktop?

Yes. Next to the sink we use a food-safe product where it’s needed.

Bathroom resealing around Tarland

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Tarland has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Homes close to Tarland Old Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. In and around Tarland, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

When it isn’t the sealant

Before you book, it’s worth knowing the limits:

  • Tiles that have come away from the wall
  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks
  • Basins & vanity units

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The number and length of the joints
  • Whether there’s mould to deal with
  • The type of sealant required
  • How many areas need sealing

Combining jobs into one visit is generally more efficient than separate visits. We will send you a clear quote for the lot.

Asking for a quote

To make quoting easier, let us know:

  • If it’s domestic, commercial or a hotel
  • Photos by email, if that’s easy
  • The rough size of the job
  • Where the job is, and your postcode

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Different surfaces, different methods

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom, and the area is left clean. Around Tarland, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • Clear the area around the work

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
