Bathroom resealing in Birsemore

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Bathroom resealing in Birsemore

Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. Just send an email to info@mrmastic.co.uk with a photo of the joints, and we will give you a clear price for bathroom resealing in Birsemore. We work on baths, kitchen worktops & upstands and wet rooms, and common reasons people get in touch are sealant that has split, shrunk or peeled away and two layers of silicone, both failing.

For a place like Birsemore, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Big or small, it’s backed by our 12-month guarantee in Birsemore and across Aberdeenshire.

FAQs for Birsemore

Is Birsemore in your area for bathroom resealing?

Yes, Birsemore is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Is Birsemore within the area you cover?

Yes. Birsemore is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we are fully insured.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

How long before the new sealant can get wet?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows. In a place like Birsemore, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Why Birsemore customers choose us

  • Domestic, commercial and hotel work
  • Colour agreed with you before work begins
  • We never seal over old sealant
  • A sealant colour to suit the surroundings

Take a look at our cost guide and our reviews.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Wipe the sealant dry after showering
  • Clean with a mild bathroom cleaner and a soft cloth
  • Do not let bottles sit on the bead
  • Keep an eye on the corners, where splits start

Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it. Catching it early keeps it a simple reseal.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It’s based on:

  • How much there is to do
  • Access and height
  • Any mould that needs treating
  • How many areas need sealing

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

There’s no need for technical detail. Just tell us:

  • Any access issues, like height or stairs
  • The problem you’ve noticed
  • Photos by email, if that’s easy
  • Any previous sealing or DIY work

Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it is not properly supported
  • Cracked or missing grout between tiles (that’s regrouting)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths
  • Wet rooms
  • Sinks & splashbacks

Birsemore homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as Aboyne Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Machar's Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

What we do, step by step

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job generally takes half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave. Around Birsemore, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Before we arrive

  • Let us know about parking restrictions
  • Keep pets and children clear of the area while we work
  • Mention any leaks or damp you’ve noticed
