Tarland Remedial Sealant
Our applicators work in Tarland on removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Kitchen joints letting water behind the worktop
- Movement joints that have split or pulled away
- Smears and lumps from a botched reseal
Remedial sealant in Tarland
If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. Finding that cause comes before any new sealant. If you are dealing with a shower that leaks however often it’s resealed and sealant that came away because the surface wasn’t prepared, we can put it right, on mouldy bath & shower sealant, expansion joints and shrunken worktop sealant alike.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Whatever the size of the job, it’s backed by our one-year guarantee.

Tarland questions
Do you cover Tarland for remedial sealant?
Yes. We work across all of Scotland, and Tarland is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Do you work for hotels and guest houses in Tarland?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Are you fully insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
Is remedial work guaranteed?
Yes. Our one-year guarantee covers the work, and we are ARBOMaster approved.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Do you fix expansion and movement joints?
Yes. The depth is set with backing so the sealant only bonds to the two sides.
Different surfaces, different methods
Windows & doors
Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, then reseal neatly.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
For landlords and businesses
We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured for the work.
Tarland homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Homes close to Tarland Old Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Ask why a joint failed before redoing it
- Look for stains below bathrooms now and then
- Deal with small splits early
- Run the fan after every shower
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
If a joint has failed more than once, stop resealing it. Get the cause found first, or the next bead will go the same way.
When to call us in Tarland
Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.
The problems people generally mention when they call include:
- Worktop sealant that has shrunk and split
- Floor or wall movement joints that have failed
- Black mould underneath the bead
- Thick, messy sealant smeared over tiles
In and around Tarland, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.
What your quote should include
- Whether they’re fully insured
- How much experience the applicator has
- How long the guarantee is
- Whether VAT is included
What else we do in Tarland
How we quote for remedial sealant
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How many rooms, windows or areas are involved
- How easy the joints are to reach
- The type of sealant required
- Mould in or behind the old joints
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- Roughly how big the job is
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- Where the property is
We don’t publish a price list, because every job is different. Instead, we give you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.
What happens on the day
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. Outside jobs in Tarland need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.
Preparing for the visit
- Move anything stored near the joints
- Let us know if you’ve seen damp or leaks
- Where the joints are inside, avoid wetting them before we arrive
