How the job changes by surface

In care settings, we agree the order and timings with staff, and staff are told when each bathroom can be used.

Rental portfolios

Between tenancies is a good time to reseal, so the next tenant moves in to clean, sound joints.

Commercial sealant for homes and businesses in Tarland

For a rental portfolio, resealing between tenants keeps bathrooms and kitchens presentable. Several addresses can be quoted together. We work on office washrooms & kitchens, welfare facilities and student & care accommodation, and the jobs we see most are whole floors of tired en suites and mouldy bathrooms flagged at a tenancy check.

Work in a place like Tarland is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

Whatever the size of the job, you get the same one-year guarantee.

Your questions about commercial sealant in Tarland

Is Tarland within the area you cover?

Yes. Tarland is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is Tarland in your area for commercial sealant?

Yes, Tarland is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Can you take on a whole building?

Yes. We work through big sites room by room or floor by floor, keeping most of it in use.

How long does the job take?

It depends on the size of the job, but most jobs take as long as the scope needs, from one welfare room to a full building. We’ll give you a better idea when we quote.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

How to look after the new joints

To keep the joints looking good and working properly:

  • Note the date each area was done
  • Give housekeeping the cure time for every room
  • Do not leave a failed joint until the next refurbishment
  • Check extract fans are actually running

Squeegees in guest and staff showers help: walls and trays dry faster, and so does the sealant.

Planned resealing is easier to manage than emergency repairs. We can fit the work around bookings, shifts and opening hours, rather than closed at short notice.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Commercial sealant around Tarland

In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that. There are hotels and other places to stay in and around Tarland. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

Community buildings like Tarland Old Parish Church are part of the picture too: any kitchen and washrooms need the same sealant care as any other building. Around Tarland, as everywhere, commercial sealant is only as good as the preparation behind it.

Leave it or put it right?

Replacing a whole washroom takes time, money and several trades. When the fittings are sound, renewing the sealant brings it back with far less upheaval. If something else is wrong, we will say so. In a place like Tarland, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why Tarland customers choose us

What affects the quote in Tarland

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • How much there is to do
  • When we can work, for business premises

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • Roughly how big the job is
  • Pictures of the joints, sent by email

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes as long as the scope needs, from one welfare room to a full building. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We walk the site with you and agree the rooms, the order and the hours.
  2. Room by room, we protect the area and remove all the old sealant.
  3. We clean the joints, treat any mould and let them dry.
  4. We lay the right sealant for each area, with anti-fungal silicone in wet rooms.
  5. Each room is checked and handed back with its cure time.

Preparing for the visit

  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints
  • Mention any tricky access

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
