- Whole floors of tired en suites
- Mouldy washroom sealant that staff and guests notice
- Water marks on ceilings under bathrooms
How the visit works
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. It generally takes a morning for a small washroom, and a planned programme for bigger sites. Somewhere like Aboyne may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start with a site walk to agree the rooms and the timing.
- Room by room, we protect the area and remove all the old sealant.
- The joints are degreased, treated and left to dry.
- We lay the right sealant for each area, with anti-fungal silicone in wet rooms.
- Rooms are checked and returned with a cure time so staff know when to use them.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about parking restrictions

How we quote for commercial sealant
The quote reflects the job in front of us. We take into account:
- Whether old sealant or filler has to be cut out
- The product the joint needs
- Any mould that needs treating
- Access and height
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
What to tell us when you ask for a quote:
- The rough size of the job
- Photos by email, if that’s easy
- The address or postcode of the job
- The problem you’ve noticed
Every job is quoted individually. Simply send an email to info@mrmastic.co.uk and describe the job, and pictures are welcome.
FAQs for Aboyne
Do you cover smaller places like Aboyne?
Yes, Aboyne is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Aboyne in your area for commercial sealant?
Yes. Our work covers the whole of Scotland, and Aboyne is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
When can guests or staff use the shower again?
Usually after around 24 hours. Each room is handed back with the cure time for the product used.
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
Can you match the sealant colour?
We help you choose a colour that suits. The product needed can limit the range.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
What commercial sealant looks like in Aboyne
Private landlords in Scotland must meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

What we are called out for in Aboyne
Quick fixes come back quickly. New silicone over old, joints that weren’t dried, or an unsuitable product all lead to the same thing: another reseal before long.
If you can see any of these, it’s time to have the joints looked at:
- Mouldy bathrooms flagged at a tenancy check
- Sealant failing again soon after quick repairs
- Water marks on ceilings under bathrooms
- Washrooms that need sorting before an inspection
If you look after a church, hall or community building such as St Thomas' Epicopal Church, any kitchen and washrooms need the same sealant care as any other building.
Before you book anyone
- Whether all the old sealant comes out first
- How long the guarantee is
- What the quote includes, VAT included or not
- Whether the sealant suits the joint
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What happens if it’s left?
Sealant is easy to forget until an audit or inspection is due. Planning the work ahead means rooms are finished and cured in time, without a last-minute rush. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
