Fire Rated Sealant in Torphins
Intumescent and fire-rated sealant around gaps, frames and service penetrations for homeowners, landlords and businesses in Torphins. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Gaps where walls meet ceilings or slabs
- Joints picked up in a fire-stopping survey
- Old fire sealant that has split or come away
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Fire rated sealant for homes and businesses in Torphins
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. We work on pipe & cable gaps, door frames and flats & HMOs, and common reasons people get in touch are open holes round services passing through fire walls and old fire sealant that has split or come away.
If you look after holiday lets, a guest house or a community building in or near Torphins, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
There’s a 12-month guarantee on every job, large or small.

What affects the cost of fire rated sealant
Every job gets its own quote. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
- The size of the job
- Which sealant suits the joint
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
Asking for a quote
When you call or email, these details help:
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- Whether it’s a home or a business
- The rough size of the job

Your questions about fire rated sealant in Torphins
How do Scotland’s building regulations apply to fire-rated sealant in Torphins?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Is Torphins within the area you cover?
Yes. Torphins is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Do you certify the fire stopping?
We do not certify fire stopping or quote ratings. We apply the specified product to the manufacturer’s details and giving you a record of where it went.
Can ordinary silicone be used in a fire-stopping gap?
No. It might close the gap, but it isn’t a fire-rated seal. A tested fire-rated product is needed.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and we will quote it together.
Do you carry out fire risk assessments?
No. That’s for a fire risk assessor, designer or building control. We apply fire-rated sealant to the requirements they set.
What we do, step by step
The work is kept neat and contained to the joints we are treating. The job generally takes anything from a few hours to several days, depending on how many gaps there are, and we tell you how long to leave it before we go. Outside jobs in Torphins need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your records.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Tell us about any previous sealing or DIY attempts
- Tell us if parking is tricky

When to call us in Torphins
Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.
The most common problems we see are:
- Ordinary sealant used where a fire-rated product was needed
- Open holes round services passing through fire walls
- Open joints along the top of partitions
- Sealant items on a fire risk assessment action list
In and around Torphins, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.
What to look for in a quote
- Whether the sealant suits the joint
- How long the guarantee is
- How long to leave it before use
- Whether VAT is included
When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Large holes that need a different fire-stopping system
- Assessing a building’s fire safety
- Doors that are not fire doors in the first place
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Get damaged fire seals looked at promptly
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Keep the record of products and locations with your fire safety documents
- Look in service cupboards and ceiling voids from time to time
Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.
Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes.
Surface by surface
Door frames
Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.
Plasterboard walls
We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.
