Trusted fire rated sealant in St Fergus

About our fire rated sealant in St Fergus

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, with a record of the products and locations if you need one. We work on flats & HMOs, linear gaps and service penetrations, and people most often call us about fire seals that have cracked with movement and open holes round services passing through fire walls.

For holiday lets, guest houses and community buildings in or near St Fergus, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

We stand behind the work with a 12-month guarantee.

Yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

Yes. We record the locations we’ve sealed and the products used to keep with your fire safety documents.

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Fire rated sealant around St Fergus

For seaside hotels, guest houses and holiday lets around St Fergus, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

Community buildings like St Fergus Parish Church and Churchyard are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking. Around St Fergus, as everywhere, fire rated sealant is only as good as the preparation behind it.

Why it’s worth doing now in St Fergus

Paying for fire stopping that has to be redone is a false economy. If the details weren’t followed, the seal may need redoing once someone inspects it. Around St Fergus, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Combining jobs into one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

What affects the quote in St Fergus

There’s no set price list. The quote depends on:

  • How many areas need sealing
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • The problem you’ve noticed
  • Roughly how big the job is
  • The type of property
  • If someone has resealed it before

Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details.

Linear gaps

Head-of-wall gaps are often hidden above suspended ceilings. We work along the whole run leaving no stretch unsealed.

Service penetrations

A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. We follow the manufacturer’s tested detail for each.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on how many gaps there are and we leave things clean and tidy. Around St Fergus, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your records.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Clear the area around the work
  • Mention if the joints have been sealed before

Related advice

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Check risers, ceiling voids and cupboards during building checks
  • Keep pictures of seals that will be hidden
  • Ask which product was used before you paint
  • File the fire-stopping record where your assessor can find it

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.

A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record.

Honest limits

Sealant isn’t the answer to every problem, and we’ll tell you before work begins. Sealant won’t put right:

  • Large holes that need a different fire-stopping system
  • Certifying a building or signing off its fire safety
  • Fire doors that need new seals, closers or hardware

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
