Fire rated sealant in Keyhead

Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That is the part we focus on, one gap at a time. If you’re dealing with linear gaps at the head of walls and damaged fire sealant left by other trades, we can put it right.

Work in a place like Keyhead is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

You get a one-year guarantee, the same in Keyhead as everywhere else we work.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Quotes for fire rated sealant in Keyhead

Call for a quick quote. The main things that affect it are:

  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The size of the job

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it’s a home or a business
  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved before giving you a price.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Issuing a fire rating or certificate for a building
  • Fire risk assessments, which need a qualified assessor
  • Fire doors that need new seals, closers or hardware

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Your questions about fire rated sealant in Keyhead

How do Scotland’s building regulations apply to fire-rated sealant in Keyhead?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Is Keyhead in your area for fire rated sealant?

Yes, Keyhead is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you seal gaps around fire door frames?

Yes. We often seal open gaps hidden behind the architrave. Doors, seals and closers need a door specialist.

How long will you be here?

Most jobs take anything from a few hours to several days, depending on how many gaps there are, including the preparation. Your quote will say how long we expect yours to take.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

What does fire rated sealant cost?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes anything from a few hours to several days, depending on how many gaps there are, including the tidy-up. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children

Advice

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What the job involves on each surface

Door frames

Frame gaps are normally hidden behind the architrave. Where it’s open, we seal it to the product’s details for that gap size.

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. The sealant is chosen for what passes through and how wide the gap is.

What fire rated sealant looks like in Keyhead

If you run a hotel, guest house or holiday let in a coastal place like Keyhead, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

Whether the job is in Keyhead itself or nearby, the right material for each joint matters as much as a neat finish.

Signs you need fire rated sealant in Keyhead

Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.

Any of these means the joints need attention:

  • Old fire sealant that has split or come away
  • Gaps filled with a product that isn’t fire-rated
  • Sealant items on a fire risk assessment action list
  • Damaged fire sealant left by other trades

Around Keyhead, as everywhere, fire rated sealant is only as good as the preparation behind it.
