Fire rated sealant in Bridgend

Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it, so we follow the tested detail for each one. Common call-outs are for standard silicone or caulk in a fire-stopping gap and gaps flagged on a fire risk assessment, across door frames, pipe & cable gaps and flats & HMOs.

For a place like Bridgend, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Questions from Bridgend

Do you cover smaller places like Bridgend?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Huntly station. Can you help?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is standard sealant good enough for a fire gap?

No. Standard sealants are not made or tested to stop fire. We cut it out and reseal with a fire-rated product.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

How long will you be here?

As a guide, most jobs take anything from a few hours to several days, depending on how many gaps there are. Larger jobs naturally take longer.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

How the visit works

We keep the work tidy and contained to the area we’re working on. The job normally takes a few hours for a handful of gaps, and longer for a whole building. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

  • Clear items away from the joints we’re working on
  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work

Aftercare tips

After the cure time, these simple habits help:

  • Ask every contractor to reseal any fire stopping they disturb
  • Check risers, ceiling voids and cupboards during building checks
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Don’t paint over fire sealant until it has cured

Do not drill through or remove a fire seal without putting it back properly. If you need new services through a sealed wall, plan the fire stopping as part of the job.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the job gets bigger.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What affects the cost of fire rated sealant

Every job gets its own quote. This is what makes a difference:

  • How easy the joints are to reach
  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job
  • How we’d reach the joints
  • What’s wrong with the joints now

If you are in Bridgend and need fire rated sealant, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

What happens if it’s left?

Items left open on a fire risk assessment tend to come back at the next review. Having them sealed and recorded now means you can show the action was taken. In a place like Bridgend, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Common problems we fix in Bridgend

Movement in the structure can open gaps too: cracked or debonded sealant leaves an open route through the wall. Damage from cleaning, knocks and maintenance adds to it.

Any of these means the joints need attention:

  • Linear gaps at the head of walls
  • Gaps flagged on a fire risk assessment
  • Unsealed gaps around fire door frames
  • Gaps filled with a product that is not fire-rated

If you let a flat or house near Huntly station, any gap left by new services in shared walls should be closed with a fire-rated product.

Before booking anyone

  • What the quote includes, VAT included or not
  • How the colour is chosen
  • Whether all the old sealant comes out first
  • Whether the sealant suits the joint

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Doors that aren’t fire doors in the first place
  • Fire risk assessments, which need a qualified assessor
  • Issuing a fire rating or certificate for a building

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.
