About our fire rated sealant in Rhynie
Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That detail is what we take care over, one gap at a time. Typical jobs include cracked or shrunken fire-rated sealant and damaged fire sealant left by other trades, across flats & HMOs, pipe & cable gaps and door frames.
In a smaller place like Rhynie, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Get damaged fire seals looked at promptly
- Ask which product was used before you paint
- Store the list of sealed gaps with your building paperwork
- Never patch a fire seal with standard sealant
Look at the sealed gaps as part of your routine walk-rounds. Watch for cracking, gaps or seals that have been disturbed and get them seen to.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.
What happens if it’s left?
Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, and we work to the product details every time. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Honest limits
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Openings too large for sealant, which need batts, boards or another system
- Fire risk assessments, which need a qualified assessor
- A wall that isn’t a fire-resisting element to begin with

- We plan the order of work and access, floor by floor or flat by flat.

Advice
Surface by surface
Linear gaps
Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement.
Service penetrations
Service penetrations are where new gaps often appear. We clean out what’s there and reseal to the right depth with backing where the detail needs it.
Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Whether the job is in Rhynie itself or nearby, the right material for each joint matters as much as a neat finish. Around Rhynie, as everywhere, fire rated sealant is only as good as the preparation behind it.

Rhynie: your questions answered
Do Scottish building rules affect fire-rated sealant work in Rhynie?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Will you come out to Rhynie?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Rhynie.
What’s the difference between intumescent and fire-rated sealant?
Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one option among several. We use whichever the specification and tested details call for.
Are you insured?
Yes. We’re fully insured.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Do you offer different sealant colours?
Usually, yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before work begins.
