Fire rated sealant in Tarves: local notes
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.
If you look after a church, hall or community building such as Tarves Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking.

About our fire rated sealant in Tarves
Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over. Typical jobs include ordinary sealant used where a fire-rated product was needed and door frames with gaps between frame and wall, across flats & HMOs, service penetrations and pipe & cable gaps.
If you look after holiday lets, a guest house or a community building in or near Tarves, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
All our work comes with a 12-month guarantee, wherever you are in Aberdeenshire.

Surface by surface
Linear gaps
Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.
Masonry and concrete
Core-drilled and broken-out holes in concrete are often irregular. We check the gap size around the service against the product’s tested range.
When to call us in Tarves
Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk where a fire-rated seal was needed. It may look fine, but it is not a fire-rated seal.
These are the problems we’re asked about most:
- Gaps flagged on a fire risk assessment
- Ordinary sealant used where a fire-rated product was needed
- Seals cut through by electricians, plumbers or data installers
- Door frames with gaps between frame and wall
Around Tarves, as everywhere, fire rated sealant is only as good as the preparation behind it.
What your quote should include
- Whether the sealant suits the joint
- How long to leave it before use
- Whether VAT is included
- The length of the guarantee
How to look after the new joints
Looking after new joints is easy:
- Keep photos of seals that will be hidden
- Make resealing part of every contractor’s brief
- Keep the record of products and locations with your fire safety documents
- Allow for resealing whenever new services are run
Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint.
A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so you can show it was dealt with.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Big openings where sealant alone is not the tested solution
- Fire doors that need new seals, closers or hardware
- Construction that doesn’t provide fire resistance on its own
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
How we quote for fire rated sealant
Some jobs are bigger than they look, and some smaller. The main factors:
- Mould in or behind the old joints
- The size of the job
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- Any previous sealing or DIY work
- Where the job is, and your postcode
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and send you a clear quote.
The process
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Tarves may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products for your files.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Let us know about earlier repairs to the joints
- Let us know about stairs, lifts or work at height
How to get a quote

Questions from Tarves
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Can you do fire rated sealant in Tarves?
Yes, Tarves is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Are you insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Can you quote for more than one area?
Of course. Doing several areas at once is generally more efficient.
Do you work in flats, HMOs and commercial buildings?
Yes. Occupied flats, HMOs, offices and schools are all fine and we plan access around the people using them. Out-of-hours work can be arranged.
Can you give us a record of the work?
Yes. When the job is done, we give you the locations and products. Tell us if your assessor needs it in a particular format.
