Fire-rated sealant in Ellon, Aberdeenshire
Intumescent and fire-rated sealant around gaps, frames and service penetrations in Ellon, with a 12-month guarantee on every job. Call for a quick quote.

- Fire seals that have cracked with movement
- Gaps around pipes and cables through fire-resisting walls
What we’re called out for in Ellon
If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. We see plenty of fire stopping that was hurried particularly when it was the last job before handover.
The most common problems we see are:
- Open joints along the top of partitions
- Open holes round services passing through fire walls
- Ordinary sealant used where a fire-rated product was needed
- Gaps flagged on a fire risk assessment
If you look after a building such as Ellon Academy, service openings in fire-resisting walls need checking after any refurbishment.
What to look for in a quote
- Who does the work, and how experienced they are
- The length of the guarantee
- When the joint can take water or movement
- What happens if the job turns out different
About our fire rated sealant in Ellon
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, with a record of the products and locations if you need one. We work on door frames, service penetrations and plasterboard & masonry, and people most often call us about open holes round services passing through fire walls and standard silicone or caulk in a fire-stopping gap.
In a smaller place like Ellon, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

The process
We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Ellon depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
How to prepare
- For business premises, tell us about site rules or sign-in
- Let us know about stairs, lifts or work at height
- Clear the area around the work

Ellon questions
Can you do fire rated sealant in Ellon?
Yes. We work across all of Scotland, and Ellon is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Will you come out to Ellon?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can I use normal mastic around a pipe through a fire wall?
No. Ordinary silicone, caulk or foam isn’t tested as fire stopping. We cut it out and reseal with a fire-rated product.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Do you certify the fire stopping?
We don’t give ratings or certificates for our work. Your specification sets the requirement, and we fit a product whose tested details meet it, recording the locations and products.
Can you do several jobs on one visit?
Yes, we can. More than one area can go on one quote.
Are you fully insured?
Yes. We are fully insured for every job we do.
Can you give us a record of the work?
Yes. Locations and products are written up when we finish. Tell us if your assessor needs it in a particular format.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Allow for resealing whenever new services are run
- Store the list of sealed gaps with your building paperwork
- Get damaged fire seals looked at promptly
- Keep general-purpose foam and caulk away from fire-stopping gaps
Any fire seal that’s cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.
When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.
Fire rated sealant in Ellon: local notes
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

Honest limits
We will not take on work that won’t last, so here’s what sealant can’t put right:
- Sign-off of the building, which sits with building control or your assessor
- A wall that is not a fire-resisting element to begin with
- Fire doors that need new seals, closers or hardware
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Leave it or put it right?
Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing when the building is next checked. Around Ellon, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Surface by surface
Masonry and concrete
For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first.
Linear gaps
Head-of-wall gaps are often hidden above suspended ceilings. We work along the whole run.
