Fire rated sealant near Redcloak

How we handle fire rated sealant in Redcloak

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over. We work on flats & HMOs, service penetrations and pipe & cable gaps, and common reasons people get in touch are ordinary sealant used where a fire-rated product was needed and gaps where walls meet ceilings or slabs.

If you look after holiday lets, a guest house or a community building in or near Redcloak, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Big or small, you get the same 12-month guarantee.

Redcloak: your questions answered

Do you work for landlords with property near Stonehaven station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

How do Scotland’s building regulations apply to fire-rated sealant in Redcloak?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Do you work in flats, HMOs and commercial buildings?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Let us know the building’s hours and we will plan the work to suit.

Do you certify the fire stopping?

We don’t give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we apply a product tested for it with a record of each location.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Plan fire stopping into any work that goes through walls or floors
  • Check whether a sealant can be painted before decorating over it
  • Ask every contractor to reseal any fire stopping they disturb
  • Take pictures of fire stopping before ceilings or boxing go back

Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Leave it or put it right?

A quick fill with any sealant to hand isn’t fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, which is why we match the product and the method to each gap. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

What affects the cost of fire rated sealant

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • The number and length of the joints
  • How many areas need sealing

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

Asking for a quote

Before you ask for a quote, have a think about:

  • Photos by email, if that’s easy
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

When something else is needed

A few problems are outside what sealant work can do:

  • Fire risk assessments, which need a qualified assessor
  • Walls or floors that weren’t built to resist fire
  • Certifying a building or signing off its fire safety

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

What fire rated sealant looks like in Redcloak

If you run a hotel, guest house or holiday let in a coastal place like Redcloak, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. There are hotels and other places to stay in and around Redcloak. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

Rented homes near Stonehaven station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. Managing a site like Mackie Academy? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

When to call us in Redcloak

Door frames are a common weak spot. The gap between the frame and the wall is hidden behind the architrave, so it can be left open when a door is replaced.

If you can see any of these, it’s time to have the joints looked at:

  • Open holes round services passing through fire walls
  • Door frames with gaps between frame and wall
  • Standard silicone or caulk in a fire-stopping gap
  • Cracked or shrunken fire-rated sealant

Community buildings like Fetteresso Old Parish Church And Graveyard are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

What to look for in a quote

  • How hidden problems are handled
  • What product goes in the joint
  • What preparation is included
  • Whether they seal over old material or remove it

Our hiring checklist

What we do, step by step

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take from a few hours to a few days, depending on the number of gaps and the access, and we explain the cure time before we leave. Outdoor work around Redcloak depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Locations and products are noted so you have them on file.

Getting ready for the visit

  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts

Advice

What the job involves on each surface

Masonry and concrete

Holes through concrete and block are rarely neat. We check the gap size around the service against the product’s tested range.

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment room by room.
