Trusted fire rated sealant in Pitcaple

Fire rated sealant for homes and businesses in Pitcaple

Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. Typical jobs include holes left by a change of layout and ordinary sealant used where a fire-rated product was needed, across flats & HMOs, plasterboard & masonry and service penetrations.

If you look after holiday lets, a guest house or a community building in or near Pitcaple, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Big or small, it’s backed by our one-year guarantee.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Different surfaces, different methods

Flats and HMOs

In occupied buildings, we plan the order of work with you. We agree access to each flat and the common parts before work begins.

Door frames

Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.

When it isn’t the sealant

We will not take on work that won’t last, so these are the limits:

  • Construction that does not provide fire resistance on its own
  • Fire risk assessments, which need a qualified assessor
  • Big openings where sealant alone isn’t the tested solution

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Linear gaps
  • Pipe & cable gaps
  • Flats & HMOs
  • Door frames
  • Service penetrations
  • Plasterboard & masonry

What happens if it’s left?

Waiting for the next refit can leave a gap open for years. On its own, sealing it now is a small job. In an older home around Pitcaple, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for a handful of gaps, and longer for a whole building. Around Pitcaple, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Move anything stored near the joints
  • Mention any leaks or damp you’ve noticed

Quotes for fire rated sealant in Pitcaple

You’ll get a clear quote before any work starts. It takes into account:

  • The number and length of the joints
  • Which sealant suits the joint
  • Any working-time requirements on site
  • How many areas need sealing

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What we need to know

To help us quote quickly, let us know:

  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs

We quote each job on its own, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details and send photos if you have them.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Store the list of sealed gaps with your building paperwork
  • Tell trades working in the building that fire seals must be put back
  • Never patch a fire seal with standard sealant
  • Ask which product was used before you paint

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.

An open gap is not only a fire issue: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.

Common questions in Pitcaple

Do you cover smaller places like Pitcaple?

Yes. Pitcaple is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Inverurie station. Can you help?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

How do I get a quote for fire rated sealant in Pitcaple?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

What’s the difference between intumescent and fire-rated sealant?

Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one of the options. The specification and the tested detail decide which is used.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

How long does the job take?

A typical job takes a few hours for a handful of gaps, and longer for a whole building, including the preparation. Your quote will say how long we expect yours to take.

Do you guarantee your work?

Yes. Every job comes with our one-year guarantee.

Can I choose the sealant colour?

We help you choose a colour that suits. The product needed can limit the range.

Fire rated sealant in Pitcaple: local notes

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

If you let a flat or house near Inverurie station, any gap left by new services in shared walls should be closed with a fire-rated product.
