Oyne Fire Rated Sealant
Our applicators work in Oyne on intumescent and fire-rated sealant around gaps, frames and service penetrations. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Fire seals that have cracked with movement
- Seals cut through by electricians, plumbers or data installers
- Joints picked up in a fire-stopping survey
The process
At the end, we look at the finished work together. The visit itself generally takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. For a place like Oyne, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- We record the locations and products used for your records.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height

How we handle fire rated sealant in Oyne
Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. Typical jobs include open gaps behind door architraves and damaged fire sealant left by other trades, across plasterboard & masonry, service penetrations and flats & HMOs.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.
Big or small, it’s backed by our one-year guarantee in Oyne and across Aberdeenshire.

Signs you need fire rated sealant in Oyne
Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave does not always get resealed.
These are the problems we’re asked about most:
- Open holes round services passing through fire walls
- Joints picked up in a fire-stopping survey
- Old fire sealant that has split or come away
- New service routes left unsealed after building work
Rented homes near Insch station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product.

Oyne: your questions answered
Will you come out to Oyne?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Insch station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Do you have insurance?
Yes. We’re fully insured.
How much does fire rated sealant cost in Oyne?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.
Can you tell me how many minutes the seal will last?
That isn’t something we state or certify. The requirement comes from your assessor, designer or building control, and we fit a product whose tested details meet it with a record of each location.
Can I use normal mastic around a pipe through a fire wall?
No. Standard sealants aren’t made or tested to stop fire. If it’s been used, we remove it and use the right product.
Can I add another job to the visit?
Yes, we can. More than one area can go on one quote.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
What happens if it’s left?
A quick fill with any sealant to hand isn’t fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, so both the product and the method matter. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Doing several joints on one visit usually makes better use of the time than several visits. We’ll give you a clear price for the lot.

What fire rated sealant looks like in Oyne
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.
Around Oyne, as everywhere, fire rated sealant is only as good as the preparation behind it.
Oyne is about 6 miles west of Inverurie, in Aberdeenshire. From the centre of Oyne to the outskirts, we cover fire rated sealant for every kind of property, from flats and houses to offices and hotels. Our area takes in 161 places across Aberdeenshire, from the larger towns to small villages. There’s also a page for Aberdeen, roughly 20 miles from Oyne.
Postcode districts we cover here for fire rated sealant: AB52. Close by, we work in Old Rayne (2 miles north), New Rayne (2 miles north), Insch (3 miles north-west), Chapel of Garioch (3 miles east) and Auchleven (3 miles west). Within a short drive, we also cover Inverurie (6 miles east), Westhill (15 miles south-east), Turriff (15 miles north), Huntly (13 miles north-west), Garioch (7 miles east) and Kemnay (7 miles south-east). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

What affects the cost of fire rated sealant
The quote reflects the job in front of us. We look at:
- Whether the work is at height
- Any working-time requirements on site
- The number of rooms or windows
- Whether there’s mould to deal with
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
- The rough size of the job
- Where the job is, and your postcode
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved.
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What the job involves on each surface
Service penetrations
Different services need different details: metal pipes, cables and plastic pipes aren’t treated the same. We follow the manufacturer’s tested detail for each and we flag any that need another system.
Plasterboard walls
In plasterboard walls, the condition of the board edge matters. Loose material is removed so the sealant has a firm edge.
