About our floor joint sealing in Oyne
We seal floor joints in homes, offices and commercial buildings across Oyne. We start by checking the floor type and the joint, because the right sealant depends on both. We work on concrete floor joints, tiled floors and wet room & bathroom floors, and the jobs we see most are gaps between floors and kitchen plinths and concrete floor joints that have broken down.
Work in a place like Oyne is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

What sealant work can’t fix
In fairness, some problems need a different trade:
- Movement too big for a sealant joint
- Leaks from a failed tanking system
- Tiles that have lifted or broken
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

- Tiled floors
What happens if it’s left?
Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
What you get with us
- A sealant colour to suit the surroundings
- You choose the colour before work begins
- Neat joints and a tidy finish
- We never seal over old sealant
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

What does floor joint sealing cost?
It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk with a short description of the job.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Can you use decorators’ caulk instead?
Caulk works on still, dry joints, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.
When can I walk on the floor?
We will tell you before we leave. It depends on the sealant, and walking on it usually comes before mopping or wheeled traffic.

Joints and finishes in Oyne homes
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Aberdeenshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
In and around Oyne, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. If you let a flat or house near Insch station, gaps at skirtings and thresholds are worth sealing between tenancies.

Looking after it afterwards
After the cure time, these simple habits help:
- Keep dirt out of the joints
- Walk round the room once a year and look at the edges
- Avoid sloshing water against skirting
- Act on grout cracks that run in a straight line
Keep heavy traffic off resealed concrete joints for the cure time we give you. Mark the area off so drivers avoid it while it cures.
A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and stops it getting worse.
How the visit works
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. Somewhere like Oyne may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we check the joint and the floor and agree which sealant suits it.
- Old caulk, grout or sealant is removed from the joint.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Preparing for the visit
- Let us know about parking restrictions
- Let us know if you’ve seen damp or leaks
- Mention any tricky access
