The process

You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on how many gaps there are for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises

Fire rated sealant in Forbes, done properly

Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment on buildings across Forbes. Send us the list or the survey and we will quote for the fire-rated sealant work on it. We work on service penetrations, flats & HMOs and linear gaps, and common reasons people get in touch are damaged fire sealant left by other trades and joints picked up in a fire-stopping survey.

In a smaller place like Forbes, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Construction that does not provide fire resistance on its own
  • Assessing a building’s fire safety
  • Large holes that need a different fire-stopping system

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Questions from Forbes

Will you come out to Forbes?

Yes, Forbes is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you tell me which gaps need fire stopping?

No, we do not assess buildings. Once you have a specification or action list from your assessor or designer, we can quote for the fire-rated sealant items.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

How long does the job take?

It depends on the size of the job, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We’ll give you a better idea when we quote.

Can you tell me how many minutes the seal will last?

Ratings and certificates aren’t something we issue. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves, and we install to them.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Include fire stopping when you schedule refits
  • File the fire-stopping record where your assessor can find it
  • Never patch a fire seal with standard sealant
  • Ask which product was used before you paint

Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and get them seen to.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.

Signs you need fire rated sealant in Forbes

Buildings are refitted and reconfigured over the years. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

Any of these means the joints need attention:

  • Ordinary sealant used where a fire-rated product was needed
  • Gaps left after a refit or conversion
  • Unsealed gaps where pipes and cables go through a wall
  • Damaged fire sealant left by other trades

If you look after a church, hall or community building such as Alford Parish West Church, service openings in its walls need the right fire-rated sealant, as in any building.

How to choose a mastic man

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

How the job changes by surface

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment, flat by flat if needed.
