How we handle fire rated sealant in New Deer

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. We’re often asked to deal with sealant items on a fire risk assessment action list and gaps left after a refit or conversion, across linear gaps, plasterboard & masonry and flats & HMOs.

For a place like New Deer, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

What we cannot put right

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It will not solve:

  • Walls or floors that weren’t built to resist fire
  • Doors that aren’t fire doors in the first place
  • Big openings where sealant alone isn’t the tested solution

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Flats & HMOs
  • Linear gaps
  • Door frames
  • Service penetrations
  • Plasterboard & masonry
  • Pipe & cable gaps

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Different surfaces, different methods

Flats and HMOs

Converted houses often have gaps around old and new services. We seal the ones on your specification with a tested product and the locations noted.

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both.

Commercial buildings in New Deer

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

Around New Deer, as everywhere, fire rated sealant is only as good as the preparation behind it.

When to call us in New Deer

Movement in the structure can open gaps too: cracked or debonded sealant leaves an open route through the wall. Damage from cleaning, knocks and maintenance adds to it.

Most people get in touch after spotting one of these:

  • Open gaps behind door architraves
  • Gaps where walls meet ceilings or slabs
  • Ordinary sealant used where a fire-rated product was needed
  • Holes left by a change of layout

If you look after a church, hall or community building such as New Deer Parish Church, service openings in its walls need the right fire-rated sealant, as in any building.

Questions to ask before booking

  • The length of the guarantee
  • What happens if they find a problem under the old sealant
  • What the cure time is
  • How the colour is chosen

Choosing a sealant specialist

Keeping the joints in good condition

Aftercare is simple:

  • Do not paint over fire sealant until it has cured
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Allow for resealing whenever new services are run
  • Make resealing part of every contractor’s brief

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

New Deer: your questions answered

Can you do fire rated sealant in New Deer?

Yes. Our work covers the whole of Scotland, and New Deer is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

How do Scotland’s building regulations apply to fire-rated sealant in New Deer?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Is it OK to seal over old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Can you tell me which gaps need fire stopping?

No. We work from the specification you give us, and apply each product to its tested details.

Can you quote for more than one area?

Yes. Just list everything you need and you’ll get one quote.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Do you work in flats, HMOs and commercial buildings?

Yes. Occupied flats, HMOs, offices and schools are all fine and we plan access around the people using them. Early starts or out-of-hours work can be arranged if that suits the building.

How it works

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. The work generally takes from a few hours to a few days, depending on the number of gaps and the access. For a place like New Deer, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit
  • Clear the area around the work
