Trusted commercial sealant in Hallowood

Commercial sealant in Hallowood, done properly

In student and care accommodation, there are often many near-identical bathrooms. We agree a programme and work through them in order, fitting around residents and staff. If you’re dealing with water marks on ceilings under bathrooms and split sealant where wet room floors meet walls, we can help, whatever the surface.

In a smaller place like Hallowood, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

All our work comes with our one-year guarantee, wherever you are in Moray.

What we do, step by step

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a single washroom, longer for a whole building. Around Hallowood, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. Tell us the rooms, hours and site rules, and we will plan the programme.
  2. Tell us what paperwork your site needs, and we confirm what we can supply before we start.
  3. In each room, the old bead comes out and the joint is cleaned and treated.
  4. We reseal with the right product for each joint.
  5. Each finished area is checked with you and given a cure time.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive

How the job changes by surface

Student & care accommodation

Many accommodation blocks have rows of similar en suites. A room-by-room programme keeps the job efficient.

Retail & leisure sites

Shops, gyms, leisure centres and restaurants all have joints that need sealing. We can plan around opening hours.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

Hallowood: your questions answered

I let a flat near Elgin station. Can you help?

Yes. We work for landlords and agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Hallowood in your area for commercial sealant?

Yes, Hallowood is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Can you reseal every bathroom in a hotel?

Yes. Our team has more than 20 years’ experience, and large programmes are planned around how the building is used.

How long will you be here?

It depends on the size of the job, but as a guide it takes a few hours per area, with larger sites planned over several visits. We’ll give you a better idea when we quote.

Can you seal over the old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Can you match the sealant colour?

Yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

When to call us in Hallowood

Larger buildings move, and stud walls move more than solid ones. The sealant between walls, trays and fittings absorbs that strain.

Keep an eye out for these signs:

  • Tired sealant ahead of a health and safety audit
  • Silicone laid over old silicone by a previous contractor
  • Split sealant where wet room floors meet walls
  • Too many rooms to reseal without closing the building

If you look after a building such as Elgin High School, washroom and kitchen sealant can be programmed around term times or opening hours.

Before you book anyone

  • Who turns up on the day
  • Which colour the sealant will be
  • How long to leave it before use
  • What happens if they find a problem under the old sealant

Choosing a sealant specialist

What affects the quote in Hallowood

We quote each job individually. These are the things that affect it:

  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • How many areas need sealing

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Helping us quote

When you call or email, it’s useful to know:

  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job.

Why deal with it now?

A quick bead over the old sealant might get a room back in use today, but it won’t bond, and it lifts again soon. Doing it properly once is less disruptive than doing it badly twice. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Why Hallowood clients choose us

What sealant work can’t fix

Before you book, it’s worth knowing the limits:

  • Fire risk assessments or certification
  • Damaged sanitaryware that needs replacing

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
