Our applicators work in Lhanbryde on glazing silicone for conservatories, rooflights, glass panels and shower screens. Old sealant removed completely, joints prepared properly.

About our glazing silicone in Lhanbryde
Glass, frames and walls all move at different rates, so the sealant between them does a lot of work. Once it splits or comes away, water finds a way through. We cut it out and reseal with a glazing silicone suited to the joint. If you are dealing with leaking glazing joints on a rooflight and drips on the inside of a conservatory window, we can put it right, on glass-to-frame joints, shower screens and rooflights alike.
Outdoor sealant needs a dry surface, so window work around Lhanbryde is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
All our work comes with a one-year guarantee, wherever you are in Moray.

When it is not the sealant
We’ll always be straight with you, so here’s what new sealant won’t do:
- A sealed unit that has misted inside
- Cracked or broken glass
- Leaks from the roof covering or flashing (a roofer’s job)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Glass balustrade bases
- Shower screens
- Glass-to-glass joints
- Rooflights
- Glass-to-frame joints
- Conservatory frames
Signs you need glazing silicone in Lhanbryde
Sealant laid over old sealant doesn’t last. Many failed joints we see have been topped up rather than cut out leaving a path for water.
Common reasons people contact us are:
- Water running down inside the glass
- Leaking glazing joints on a rooflight
- Stained, discoloured glazing silicone
- Cracked silicone between glass panels
If you live in an older home near Old Parish Church and Burial Ground, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
What to look for in a quote
- The length of the guarantee
- Whether they’re fully insured
- Which sealant they’ll use, and why
- Whether they seal over old material or remove it
Lhanbryde questions
Can you do glazing silicone in Lhanbryde?
Yes. We work across all of Scotland, and Lhanbryde is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Can you help a landlord with a rental near Elgin station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Which silicone is used for glass joints?
A neutral-cure glazing silicone that suits the glass and frame. Shower screens get anti-fungal silicone.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.
Will there be a smell?
Possibly a little. It fades as the sealant cures.
Do you reseal glass shower screens?
Yes, we do these often. The screen is resealed with anti-fungal silicone made for wet areas.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
How long does the job take?
It depends on the size of the job, but most jobs take a few hours for most jobs. We will give you a better idea when we quote.
Frames and glazing around Lhanbryde
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you look after a building such as Lhanbryde Primary School, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Elgin station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
What happens if it’s left?
Replacing windows or a shower screen is not needed for a failed joint. If the glass and frame are sound, new silicone is often all it takes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Aftercare tips
So the new joints stay in good condition:
- Look over the glazing joints once a year
- Clear the conservatory gutters regularly
- Keep air moving in the conservatory
- Avoid scraping close to the bead
Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.
Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the leak gets worse.
Other services in Lhanbryde
Different surfaces, different methods
Rooflights
Rooflight glazing joints are cut out and renewed. Leaks from the roof itself need a roofer.
Glass-to-frame joints
Old sealant is removed carefully from the glass before new glazing silicone goes in.
How the visit works
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for most jobs, depending on how much there is to do. Outside jobs in Lhanbryde need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, we trace the leak and check it’s coming through a sealant joint.
- We cut out the failed silicone, taking care of the glass and frame.
- We clean the joint with a solvent that suits the glass and frame.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We check the joints and, where safe, run water over them.
Before we arrive
- Mention any leaks or damp you’ve noticed
- For indoor joints, keep the area dry beforehand if you can
- Let us know about earlier repairs to the joints
