Glazing silicone in Lochhill: local notes

Lochhill is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Glazing silicone for homes and businesses in Lochhill

Not every silicone suits glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, and we tool it to a neat, even finish. If you have sealant that was laid over old silicone and failed and silicone pulling away from the glass, we can put it right, on glass balustrade bases, glass-to-frame joints and glass-to-glass joints alike.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work is covered by our 12-month guarantee, wherever you are in Moray.

Questions from Lochhill

Is glazing silicone in a coastal place like Lochhill any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

Do you cover smaller places like Lochhill?

Yes. Lochhill is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across Moray.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

Do you seal glass balustrade bases?

We can, if the base joint is sealed. Photos help us see what’s there.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Lochhill and the rest of Moray, along with the rest of our area.

Is a special sealant needed for glass?

A neutral-cure glazing silicone that suits the glass and frame. Shower screens get anti-fungal silicone.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Get a new leak looked at quickly
  • Ventilate the conservatory to cut condensation
  • Keep scrapers and blades away from the silicone
  • Stick to mild cleaners on glass

Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.

Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.

How we quote for glazing silicone

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any working-time requirements on site
  • The number of rooms or windows
  • Whether there’s mould to deal with
  • The type of sealant required

Combining jobs into one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.

Helping us quote

When you call or email, it’s useful to know:

  • Photos by email, if that is easy
  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • Whether it has been sealed before

There’s no standard price list. Instead, we give you a clear quote for your job. To arrange one, send an email to info@mrmastic.co.uk.

Surface by surface

Glass-to-glass joints

Where two panes meet, the silicone joint takes all the movement. It must be clean, neat and well bonded.

Rooflights

We reseal the glazing joints on rooflights. Leaks from the roof itself need a roofer.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes anything from an hour or two to most of a day, depending on the size of the job, depending on the amount of work. Outside jobs in Lochhill need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. The finished joints are checked and, where it’s safe, tested with water.

Preparing for the visit

  • Move anything stored near the joints
  • Let us know about earlier repairs to the joints
  • Let us know about parking restrictions

What we cannot put right

We will always be straight with you, so here’s what sealant cannot fix:

  • Water coming through the roof rather than a sealant joint
  • A roof that has moved or dropped
  • A sealed unit that has misted inside

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Rooflights
  • Glass-to-frame joints
  • Glass-to-glass joints
  • Shower screens
  • Conservatory frames
  • Glass balustrade bases

When to call us in Lochhill

Sunlight breaks sealant down, especially on conservatory roofs. Old silicone hardens, cracks and loses its grip on the glass.

Most people get in touch after spotting one of these:

  • Shower screens leaking along the wall or tray
  • Glazing silicone that has cracked or come away
  • Black or yellowed silicone on glass joints
  • Drips on the inside of a conservatory window

If you live in an older home near Urquhart Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • When the joint can take water or movement
  • Is the old sealant removed completely?
  • How the colour is chosen
