New build mastic in Hallowood, done properly

New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. Common call-outs are for joints pulling apart as timber shrinks and sealant work across a run of new homes, across kitchens, windows & doors and show homes.

Work in a place like Hallowood is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

Big or small, it’s backed by our one-year guarantee.

What new build mastic looks like in Hallowood

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

If you’ve bought a new home near Elgin station, the sealant around baths, showers and frames is worth checking in the first year or two.

Surface by surface

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant.

Skirting and floors

Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk painted or coloured to suit.

How the visit works

We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. Outside jobs in Hallowood need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • Clear the area around the work
  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks

How we quote for new build mastic

We don’t publish a price list. The quote depends on:

  • Whether the work is at height
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What to tell us for a quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can
  • The type of property
  • The address or postcode of the job

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Resist patching a failed seal with a tube from the DIY shop
  • Ventilate bathrooms well, especially in the first year
  • Keep pictures and emails about snagging items
  • Avoid scourers and strong chemicals on sealant

Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant.

When something else is needed

Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:

  • Movement caused by a poorly fitted tray or bath
  • Leaking fittings rather than failed sealant
  • Structural cracks in walls or ceilings

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Hallowood: your questions answered

Do you cover Hallowood for new build mastic?

Yes. We work across all of Scotland, and Hallowood is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Can you help a landlord with a rental near Elgin station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

When is the best time to reseal in a new build?

Where water is getting through, do not wait. Small gaps that are just cosmetic can be resealed once movement has slowed.

My new home is still under warranty. Should I contact you?

Your builder, if you are still in their snagging or warranty period. After that, or if their repair keeps failing, we can do it.

Where are you based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Will you just run a new bead over the existing one?

No. Fresh silicone doesn’t stick to the old layer, so it soon lifts and traps water. The old sealant always comes out first.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What we’re called out for in Hallowood

Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used.

It’s worth asking for a quote if you see:

  • Gaps behind new kitchen upstands
  • Sealant applied over dusty or wet surfaces
  • Untidy sealant flagged on a snagging list
  • Internal frame sealant that has split

Around Hallowood, as everywhere, new build mastic is only as good as the preparation behind it.
